The space
This expansive 4,200 sq ft estate on 5 private acres offers ample room for up to 16 guests, with a main house and a separate guest house providing both connection and privacy.

**Main House (4 Bedrooms):**
* **Main Floor:** Features an open-concept living space with a double-sided electric fireplace, two separate seating areas (one with air hockey and foosball), a fully equipped kitchen with state-of-the-art appliances, a laundry room, and a half-bath.
* **Primary Suite (Main Floor):** King bed with a private en-suite bathroom.
* **Upstairs:** You'll find two bedrooms and a full hall bathroom. One bedroom has a king bed with two trundle beds, and the other features two queen beds.
* **Lower Level:** A dedicated game haven with a pool table and ping pong table, alongside a fourth bedroom with a king bed and an adjacent full bathroom.

**Guest House (2 Bedrooms):**
* A separate, cozy retreat with its own living area, fully stocked kitchen, and private washer/dryer.
* One bedroom offers a queen bed, while the other has two single bunk-style beds.
* Includes a full bathroom and a private rear deck with a hot tub and fire pit.

**Outdoor Living:**
* Enjoy 5 acres of manicured lawn surrounded by lush, private trees.
* A seasonal swimming pool to cool off on warm days.

Guest access
Guests will have exclusive and private access to the entire 5-acre property. This includes the main house, the separate guest house, the seasonal pool, hot tub, and all indoor and outdoor amenities. For your convenience, a Pack 'n Play and a high chair are available for use. You will receive a comprehensive electronic guidebook with all necessary details, including access codes, three days prior to your check-in.

Other things to note
* **Seasonal Pool:**
The swimming pool is open seasonally from Memorial Day weekend through October 1st. Please be aware that the pool is not heated and does not have lights. Due to the high elevation, the water can get cold, especially at night.

* **Pets:**
Pets welcome (max 2, up to 50 lbs each). A one-time pet fee applies per pet and is shown at checkout once a pet is added. Pets must be disclosed prior to arrival.

* **Garbage Disposal:**
Please use the provided drawstring liner bags for all trash. Do not throw loose garbage into the cans located in the garage.

* **Deliveries & Forgotten Items:**
We are not responsible for lost or forgotten items, nor for any packages delivered to the property before, during, or after your stay.

* **Travel Insurance:**
Unforeseen circumstances can arise. To protect your travel investment, we highly recommend purchasing travel insurance.

* **Additional Accommodation:**

* **Damage Waiver:**
A non-refundable $69 damage waiver is required per stay. This is charged separately after booking and is required to complete check-in. It replaces a refundable security deposit and helps us resolve accidental damage quickly.
