It doesn’t get any better than "First Dibs" (1205 Queens Court). "First Dibs" is a completely renovated direct oceanfront 3 bedroom, 3 bath, Queens Court condo that has some of the most beautiful views in the complex! "First Dibs" is a second floor unit and is located on the front of the sunrise/beach access side of the oceanfront building. This unit has porcelain tile throughout and is completely updated, beautifully decorated, thoughtfully appointed and has many custom upgrades. It boasts 40 feet of glass doors and windows that allow for an unobstructed panoramic view of the Atlantic Ocean. To further enhance the experience there is 60 feet of private deck with ample furniture to enjoy the views, fresh air and tropical breezes. Start your day by enjoying the beautiful Emerald Isle sunrise from the deck and then go down to the beach and relax. The elevator and easy walkway with ramps to the beach are just steps away! No stairs at all to navigate! Come and enjoy all of the comforts of home at "First Dibs"!
"First Dibs" features a fully equipped kitchen with beautiful custom cabinetry, Silestone quartz counter tops, under cabinet lighting, large pantry, tiled glass wall below the 12 foot bar, bar seating for 6, and a table and chairs that seat 6 in the dining area. A 12' sliding door opens up onto the expansive 60 foot deck off of the living/dining area.
The large comfortable living room is furnished with 2 leather recliners, a sofa that seats 3, a wooden rocker, an upholstered side chair with ottoman and a 65" TCL Smart Roku TV. An 8' sliding door opens up onto the 60 foot deck.
The oceanfront master bedroom is well appointed with a King size memory foam mattress, a 43" TCL Smart Roku TV, a built in ironing board, a 12 foot sliding door which opens up onto the 60 foot deck and provides amazing views of the ocean and shoreline. The en suite bathroom has a full size walk in shower.
The guest bedroom has a Queen memory foam mattress, a 43" Samsung Smart TV and an en suite bathroom with a walk in shower and plenty of grab bars. It is a nice quiet retreat away from the living area.
The 3rd bedroom (the Murphy Bedroom) is oceanfront with an 8 foot sliding door that provides a spectacular view of the ocean and access to the 60 foot deck. It has a Queen size Murphy Bed with a hybrid memory foam mattress. It can be left lowered or it can be easily raised up out of the way to provide room for playing games or other activities. There is a sliding room divider/partition that provides privacy from the living area if desired.
Luxury linens and towels are provided. Full size washer and dryer in unit. (Dryer is stacked above washer. Step stools are provided for your convenience in case you can't reach the inside of the dryer. I'm 5' 6" and it's the perfect height for me.) 400 mbps WiFi is provided. Network TV is available thru the Spectrum App which is on all 3 TV's. Reverse Osmosis Filtered drinking water with separate faucet in kitchen. Whole house water softener. Cordless phone with answering machine and unlimited long distance. Iron and built in ironing board. Dimmable lighting. Central heat and air conditioning. Dishwasher, microwave, toaster, blender, hand mixer and 12 cup coffee maker.

* Fireworks are illegal in Emerald Isle.
* Open fires are prohibited on the beach.
* Fire ordinance prohibits any open flame or grilling within 25 feet of any structure. There are charcoal grills and picnic tables by the pool for your convenience.
* It is illegal to walk on the dunes or on the sea grass/oats. Fines are very expensive.
* It is illegal to tamper with a sea turtle nest. It carries up to a $50,000 fine.
* It is illegal to dig holes in the sand on the beach leaving them unattended without filling them back in. It is a huge danger to emergency vehicles, pedestrians and wildlife. Fines are very expensive.
* Beach driving is allowed by permit only ($100 permit fee) from Sept 15 - April 30 (with the exception of the Friday before Easter through the Sunday seven days after Easter).
* Henna Tattoos are not allowed here. You will be held responsible for any damage to my belongings caused from a Henna Tattoo. Henna Tattoos rub off on anything they touch and the henna causes permanent stains.
* Reservations through travel agencies or other 3rd parties are not accepted. Guest must book in their own name with their own contact information.

POOL INFO:
* Must follow all posted pool rules. Pool open dates and hours may vary with no notice. Projected Pool Season is May - September. (Pool usually opens for the season right after Memorial Day thru Labor Day.) Use the pool at your own physical risk and at your own health risk. There are no lifeguards at the pool. The HOA requires that all children under age 18 MUST be accompanied by an adult. Pool compliance is closely monitored.

Everything was better than expected: the parking situation, proximity to the elevator, taste and style of the condo and size of porch. It was absolutely perfect.
This beautiful condo is exactly as pictured. We enjoyed the bright, spacious rooms, comfortable furniture, wonderful wrap-around balcony with gorgeous views of the ocean and pier, modern appliances, well-stocked kitchen and the laundry room having a sink was a nice bonus. We loved our stay at First Dibs and would go back in anytime!
The condo was great and the view was amazing. We walked every night for ice cream. The local water park is good for something different to do but you can do it in 2 hours easy. There are all the traditional beach activities and/or fishing readily available along with restaurants and beach shopping.
Our family had a wonderful week at Emerald Isle, in large part because of the property where we stayed. The seating and views on the deck were second to none, and we had plenty of space for the five of us. The only suggestion for improvement would be to provide at least a starter amount of trash bags, hand soaps, and toilet paper and paper towels so we weren't required to bring those items along with all food, drink, and beach gear. Overall, fabulous stay and we'd come back again!
This rental was perfect for our family, and location could not have been better. The views of the beach from the deck (or the den) were beautiful. In general, the condo was great!Fully stocked kitchen. Bed(s) were ok.Den furniture (specifically the couch) could be updated.
Property was just as described. Lovely place to have a beach week. I love that this was totally walker-friendly for my mom. She could go from the home to the beach with no steps. We have stayed at several places along EI and this one by far had the most expansive views of the ocean. And the deck was huge and provided space for all, and beautiful views of the sunrise. No complaints at all, and we hope to be back again.
This Condo is really quite nice. The view from the living room and bedrooms are a great view of the beach. If we come back we wouldn’t hesitate staying here again.

From the initial communication with owner to check in with property realtors....process was professional, easy and personalized. Condo was extremely comfortable and clean. Ocean views from all the windows/sliders made staying in on a rainy day so enjoyable. Location is ideal for walking to places as well as a great driving point to get to other charming towns like Swansboro in one direction and Beaufort in the other. Would highly recommend and will definitely return! Thank you!
Enjoyed our stay at this clean and well-appointed condo. Beautiful views of the ocean, the path to the beach is steps away and close to where the lifeguards set up. It’s 5-10 minutes walk to restaurants and stores, water park (great for kids 10 and under).
We have stayed at many Queens Court condos and this by far one of the nicest. The view of the ocean was fantastic and just an overall great place. Our family loved having the beach right in front of us only a short walk away as well as the pool too. We definitely hope to be back next year!
Excellent property. 2nd floor oceanfront with beautiful view. Easy access to beach. Very clean with wonderful upgrades. Great deck with nice furniture. Convenient to elevator. 3rd bedroom with murphy bed needs a bedside lamp and paddle fan! Would be nice if could sit on deck in rain!Queens court property very well maintained & clean with great amenities. Great location! Hope to stay there again.

Condo was very clean and tidy with a well stocked kitchen! Great ocean views from most rooms in the condo or the large deck (with lots of seating options). Check in was straightforward and required just a quick pop over to the property management office closeby to pick up keys/gate passes. Lot’s of dining of dining/grocery options nearby.
