The Space:

Located at the heart of the home, the living room invites you in with plush, versatile seating, a smart TV, layered cozy lighting, and a striking neon “Lost in the Right Direction” sign that sets the tone—equal parts adventure, comfort, and unforgettable ambiance.



Master Bedroom

Unwind in the spacious primary suite — your peaceful retreat after a day of adventure. Designed with comfort and relaxation in mind, this serene space features a plush king bed dressed in premium linens, a TV for winding down at night, and a dedicated workspace for those who need to stay connected. With central AC, ample dresser and closet storage, and a calm, restful atmosphere, it’s the perfect place to recharge.



Additional Bedrooms & Bathrooms

The remaining bedrooms are bright, roomy, and thoughtfully styled to ensure every guest feels at home. Whether you're traveling with family or friends, everyone has space to spread out and relax.

All rooms include ceiling fans, hotel-quality linens, and fresh bedding. The bathrooms are clean, well-appointed, and stocked with fresh towels and essential toiletries to make your stay comfortable and convenient.



Kitchen & Dining

Just off the living room, the open-concept kitchen makes home-cooked meals easy and enjoyable. You’ll find full-size appliances, cookware, utensils, and everything needed for group meals. A coffee maker with K-cups and starter supplies is ready for slow mornings, and the kitchen island with bench seating flows seamlessly into the dining area for shared meals and conversation.

A spacious wraparound deck surrounds the above-ground heated pool (open through October 6). Lounge in the hot tub, unwind in the wood barrel sauna (both open year-round), gather around the firepit under crisp mountain air, or enjoy meals at the large outdoor dining area set against a peaceful natural backdrop.

Kids will love the oversized playground — giving them space to run, climb, and explore without ever leaving the property.

Guest Access:

Guests have full access to the home and outdoor areas. A unique entry code will be provided before check-in. Free driveway parking for up to 5 cars (no street parking).



IMPORTANT: All guests must complete a registration form at least 3 days before check-in. A $75 fee applies if submitted late.

The form will be emailed to you via Jotform for easy e-signing. Prefer paper? No problem—just print, sign, and send us a photo.

This form is required by Penn Estates for 24/7 gated security and ensures a safe, smooth entry during your stay.



Access to community lakes, beaches, pools, and more



The Neighborhood:

Penn Estates is a private and gated community offering guests access to swimming pools, 3 lakes, tennis, basketball, volleyball, and more. You will be located right next to the main lake with beach access in your backyard.

Penn Estates is central to all the best of the Poconos. The community is located near ski resorts, water parks, Outlet Mall shopping, Pocono Snake & Animal Farm, Mt. Airy Casino, Pocono raceway and many other outdoor activities.



Getting Around:

Getting around the house is easiest with a car, as most attractions, dining, and shops in East Stroudsburg are a short drive away — but you’re just a short walk to the beach and one of the community’s three lakes, with the lake right in your backyard!



Other Things to Note:

We’ve thoughtfully designed this home as a private retreat for comfort, connection, and memorable time together. To ensure a seamless and relaxing stay for you and our neighbors, please note:



✧ Community Registration Required: All guests must complete a Penn Estates registration form at least 3 days prior to check-in (required for 24/7 gated security access). A $75 late fee applies if submitted after the deadline.



✧ Speed Limit Strictly Enforced: The community speed limit is 25 mph and monitored. Any citations issued to the homeowner will be passed along to guests.



✧ Occupancy & Visitors

Local guidelines allow up to 12 overnight guests, with up to 10 additional daytime visitors (maximum 22 people total on the property during daytime).



✧ Parking

The property comfortably accommodates up to 5 vehicles.



✧ Pre-Arrival Details

Prior to arrival, guests complete a short rental agreement, ID verification, and damage protection selection. This helps us prepare everything beautifully for your stay.



✧ A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $600 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection *7 business days*) or a non-refundable damage waiver of $40 per night (Maximum: $200) is applied to your stay, which covers accidental damages beyond normal wear and tear.

✧ Water Safety

With multiple water features on the property, children should be supervised at all times to ensure a safe and worry-free experience.



✧ Peaceful Environment

Quiet hours are in effect from 10:00 PM to 8:00 AM. During this time, excessive noise including loud music, shouting, or other disturbances is strictly prohibited. Violations may result in fines and/or immediate cancellation.



✧ Flexible Arrival & Departure

Check-in is at or after 4:00 PM on your check-in day. Checkout is at or before 10:00 AM on your check-out day. Early check-ins and late checkouts may be available upon request and are subject to additional fees. Guests who stay beyond their designated checkout time are liable for any associated costs and expenses. For any unapproved late check out, we will reserve the right to charge $200 if exceed 20 minutes and half day rate if exceed one hour.



✧ Smoking, parties, and excessive noise, including on balconies and in shared spaces. Noise and smoking detection technology is used inside the suites to monitor excessive noise levels and violations of our non-smoking policy. Tampering with any of these devices is a direct violation of our house rules. Violations are subject to fines, starting at $1000, for each occurrence in order to pay to clean, deodorize, and repair damages.



Optional Enhancements



✧ Private Pool (Seasonal)

The pool is closed during the winter season and typically opens April 1 – October 31.



• Pool heating is available only when the pool is open for the season

• Heating requests must be made at least 48 hours before arrival

• Standard heating rate: $140 per day (Apr 1 – Oct 31)

• Heating is applied for the full duration of the stay once selected

• If weather and maintenance schedules allow, the pool may open earlier in March, but this is not guaranteed

• Late heating requests may incur a surcharge



✧ Pets Welcome

Well-behaved furry family members are welcome.

• Maximum 2 pets per stay

• A pet fee of $150 applies for the first pet. A second pet is allowed for an additional $150 fee.

• Please include pets in your reservation prior to arrival

• Pet fee supports additional deep cleaning and preparation

We will be accessible to our guests via phone, text, or the Airbnb app.
