A spacious wraparound deck surrounds the above-ground heated pool (open through October 6). Guest Access:
Guests have full access to the home and outdoor areas. A unique entry code will be provided before check-in. Free driveway parking for up to 5 cars (no street parking).
IMPORTANT: All guests must complete a registration form at least 3 days before check-in. A $75 fee applies if submitted late.
The form will be emailed to you via Jotform for easy e-signing. Prefer paper? No problem—just print, sign, and send us a photo.

Access to community lakes, beaches, pools, and more
The Neighborhood:
Penn Estates is a private and gated community offering guests access to swimming pools, 3 lakes, tennis, basketball, volleyball, and more. You will be located right next to the main lake with beach access in your backyard.
Penn Estates is central to all the best of the Poconos. The community is located near ski resorts, water parks, Outlet Mall shopping, Pocono Snake & Animal Farm, Mt. Airy Casino, Pocono raceway and many other outdoor activities.
Getting Around:
Getting around the house is easiest with a car, as most attractions, dining, and shops in East Stroudsburg are a short drive away — but you’re just a short walk to the beach and one of the community’s three lakes, with the lake right in your backyard!
Other Things to Note:
► Community Registration Required: All guests must complete a Penn Estates registration form at least 3 days prior to check-in (required for 24/7 gated security access). A $75 late fee applies if submitted after the deadline.
► Speed Limit Strictly Enforced: The community speed limit is 25 mph and monitored. Any citations issued to the homeowner will be passed along to guests.
► Security Cameras: Outdoor security cameras are installed for safety and property protection.
► Community Amenities: Lakes and community pools operate seasonally and limited lifeguard availability (11am–7pm, weather permitting).
► Noise Policy: Please note that our neighborhood has strict noise regulations and a quiet hours policy between the hours of 11:00 PM and 7:00 AM. There will be no amplified sound allowed outside during this time period. Please be aware that any violation is subject to warning and potential removal from the stay. We hope you understand our position as we aim to be responsible neighbors.
► Pets: Up to 2 well-behaved dogs are permitted with prior approval. The first pet fee is $150 (non-refundable) and the second pet fee is $100 (non-refundable).
Guests are responsible for cleaning up after their pets and any damage caused during their stay.
► Unauthorized pets or unregistered guests are not permitted. A fee will be charged for any undisclosed pets or additional guests beyond the confirmed reservation.
► Any guest exceeding the maximum occupancy listed in the reservation will incur a charge of $40 per person, per night.
► Pool Heating (seasonal, open April–October): Heating is $140 per stay and must be selected for the entire duration of your visit, as it cannot be turned off mid-stay.
Late request surcharge (<48 hours notice) is $150.
► No smoking is permitted inside the property. A $1,000 fee will be charged for any evidence of indoor smoking.
► No events or parties.
► Primary renter must be 25+. Guests under 21 must be accompanied by a parent or guardian.
► All houses in are on a Septic Tank system. For this reason, nothing can be flushed down the toilet except toilet paper. Following these guidelines will avoid problems with the plumbing. If it is determined that the pipes have been clogged due to misuse, a $200 repair fee will be charged.
► Early check-in may be available upon request, depending on availability and our cleaning schedule.

Late check-outs without prior approval:
If guests remain past check-out time without approval, a $200 fee will apply after a 20-minute grace period. If the stay exceeds one hour past check-out, a half-day rate will be charged.
► A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $250 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $20 per night (maximum $100 total), which covers accidental damages beyond normal wear and tear.
