I have owned the PeaceLodge for over 4 years now and made it a point to go up and beyond for my guest. With this approach I have earned Premier Host and SuperHost on the two leading Vacation/Staycations rentals in the world. I have hosted over 300+ guest at the PeaceLodge in all my years of hosting, I have never received a Two Star Rating. I have always received the 5 Star Rating(with only one 4 Star rating that was out of my control, please review my history on both websites). The daily late summer rain has been consistent with it raining 90% of the days in June and July). The guest who made these allegations was upset about the weather and began to make false accusations. With all that being provided, please let me respond to this 2 rating and review. Here is the following guest review that came in immediately AFTER these 2 Star Renters left: "Randal was a great host and made sure we had everything we needed. The grounds were just as pictured, very secluded. Everything was very clean and comfy. A few of the things we enjoyed during our stay: Master Suite air bath. Morning Yoga with trees. Meals on the deck. Hiking trails and wineries around the area. We would definitely return; it is a unique experience that will be hard to find elsewhere".7/23/2022 at 5:05 PM The renters looked for anything to complain about because they wanted a refund. VRBO told them their was not sufficient evidence to support their claim; therefore they never received one. I will address all these allegations • The next guest or any other previous guest have never complained about the road not being clear because it was clear. • The Durango had been moved the previous weekend because I drove it myself to put gas in it. The next guest or any other previous guest have never complained about the Durango. I let the tag expire on the Durango so none one would consider driving it off the property which is not allowed and stated in the Descriptions/Directions and Expectations. • The PeaceLodge sits on the side of a Mountain and the navigation is going to be steep. The next guest or any other previous guest have never complained about the steepness to and from the PeaceLodge. • The older White House has sentimental value. The elderly lady that lived in that house owned the entire mountain before the Peacelodge was built. The house will not be removed until she leaves to go live with God. I have considered remodeling the house and moving in it after I retire. The next guest or any other previous guest have never complained about the White House. • I’m not going to address the stairs to walk up and down to the river. The next guest or any other previous guest have never complained about the stairway to and from the water. • The river will not be clear if you have rain for several weeks. I am not going to apologize for Mother Nature. Big Reed Creek is a rock bottom river that averages anywhere from 3 to 5 feet depending on Moher Nature. The next guest or any other previous guest have never complained about the river. • I have never mentioned that I had offer a place to put your Boat, Canoe, or floating device in the river the PeaceLodge overlooks. If you look at the hanging Canoe, you can clearly see where there is a hole in the front bow of the canoe. The next guest or any other previous guest have never complained about the canoe. They looked at it, saw a hole in it, and common sense told them that it was not usable. • The PeaceLodge is luxurious. EVERYTHING except the concrete the nails, wiring and the roofing has been imported(example the front door came from Costa Rica,, Stairwells came from India, etc.). I have NEVER found a "RUSTIC" 3 Story Lodge that has a Jet-Streamed Whirlpool - Air Bath, Steam Shower and Architectural detail that has been commented on countless times over the years. I have had numerous guests in inquire about obtaining a copy of the building blueprint. The next guest or any other previous guest have never claimed the PeaceLodge is "RUSTIC," because it's not. • I have never had anyone complain about the cleanness of the PeaceLodge. Actually if you look and the previous reviews, numerous guests have commented on the cleanliness of the Lodge. One of the requirements for reaching Premier Status is the cleanliness of the Lodge. The Peacelodge has been completely booked during the Covid-19 pandemic, because it met all the protocol expectations of VRBO. The next guest or any other previous guest have never complained about the cleanliness of the PeaceLodge. • I addressed the box with the previous guest and they told me they would come back and retrieve it. I told them not to bother the current guest because of an empty cardboard box. The box was left at the PL because it would not fit in the cleaning lady’s vehicle. It was not in the way, I told her to sit the box on the side and I would remove it. • The patio furniture sits on the deck. The next guest or any other previous guest have never complained about the deck furniture. • All the outlets work. The grill is an outside grill. The next guest or any other previous guest have never complained about any outlets not working and or the grill. • The PeaceLodge gets exterminated monthly. The next guest or any other previous guest have never complained about bugs. We do have the seasonal Lady Bugs, but that is it. I have a combined 98% rating between the two major vacation/staycation in the world. As you read my reply, I hope you saw the consistency with all these false accusations. The guest was upset that it rained during her stay at the PeaceLodge. She then looked for anything she could complain about to get a refund., VRBO disqualified these as insufficient allegations due to the lack of evidence to support. I have countless guest that return every year. My reviews speak for themselves.

Left the trash outside the gate where I asked him not to leave it due to the fact of the wilderness getting into the trash bags. The guest left the kitchen trash bags full; whereas he could of easily emptied them in the outside storage trash cans on the enclosed deck. The trash in the kitchen leaked onto the floor leaving a horrid smell. Also left a very large box that could not fit into my cleaning ladies vehicle. He could of easily taken the box with him since he brought it.

I clearly advised the renters that the driveway was covered in snow, and they would need a 4WD to get up and down the last 1300 feet. I used the Durango(on site) to get up and down the hill in the snow before they arrived. The guest ignored my request stating "I think we will be alright". After they got stuck in the snow, I allowed them to use the Durango (which is not supposed to be driven off the property), but I was doing everything in my power to help them. The floor was not dusty because I mopped it before I left I will never rent to them again.
