**Important Information - Please Read**

- Minimum Age to Book: 25 years old (No exceptions).
- Max Occupancy: 20 guests.
- Parking: 4 standard size vehicles (No overflow parking available).
- Mail & Package Delivery: Mail forwarding is in place. Do not ship packages to the home. We cannot guarantee delivery.
- Incidentals Hold: $2,000. The hold is released on the day of checkout.
- No Events, Weddings or Large Gatherings Permitted.
- Close to the Beach: Only 50 feet to the public beach access.
- Private Pool: Heated seasonally for an additional fee. (Note: The pool and combined spa area can only be heated to a maximum of 90 degrees for a period of 8 hours each day. They cannot be heated individually).
- Starter Pack: Includes hotel style soaps, 2 rolls of paper towels, 8 rolls of toilet paper, 8 trash bags, dawn dish soap, 2 packs of single use laundry detergent and dishwashing detergent, etc. This is designed to get you through your first night or two only. Guests are responsible for purchasing additional supplies.
- Kitchen: Equipped with standard appliances, Keurig + traditional drip coffee maker.
- Grill: Natural gas grill.
- Golf Carts: Not provided, but rentals are available from a third party vendor at an additional cost.

Layout of the Home

First Floor:
- Guest Suite 1: King bed, sleeper sofa (full-size mattress), en-suite bathroom with a walk-in shower
- Guest Suite 2: King bed, Jack and Jill bathroom with walk-in shower (accessible from living/dining area, can be locked for private use).
- Living Area: Spacious with access to the patio and pool.
- Dining Area: Large enough to accommodate large families
- Kitchen: Galley style with modern appliances, two fridges, and an ice maker.
- Laundry Room: Equipped with 2 washers and 2 dryers.
- Patio Access: Leads to the pool area.

Second Floor:
- Master Bedroom: King bed, sleeper sofa (full-size mattress), balcony access, en-suite bathroom with steam shower, rain shower, body sprayers, and soaking tub.
- Guest Suite 3: King bed, en-suite bathroom with walk-in shower and dual vanity.
- Bunk Room: Four full-size bunk beds, access to hallway bathroom with tub/shower combo.
- Guest Suite 4: King bed, en-suite bathroom with walk-in shower.

Third Floor:
- Game Room: Arcade games, pool table, foosball table, small kitchenette, large covered balcony with Gulf views.
- Bunk Room: Four full-size bunk beds, sharing a full bathroom with walk-in shower (adjacent to kitchenette).

Pool Area/Outdoor Space:
- Pool: Resort-style, expansive outdoor area with natural gas grill under a covered awning.
- Beach Access: 50 steps to the local beach access point (public beach).

About the Area

Destiny West offers incredible amenities including a 30' x 75' community pool with a dramatic cascading waterfall, hot tub, fitness center, tennis courts, and a clubhouse with meeting areas and a kitchen. Spend an afternoon fishing in the 22-acre Lake Destiny, or enjoy the convenience of being close to great restaurants, entertainment, shopping, and premium golf courses. Destin Commons, Whole Foods, and other retailers are nearby.


Restrictions

- Parking: Limited to 4 vehicles; no RVs, boats, watercraft, motorcycles, ATVs, party buses, trailers, or large utility vans. Parking is designed for standard size vehicles. Space may vary depending on make/model/size of vehicle.
- Pets: No pets or animals of any kind allowed.
- No Monthly Rental Discounts.
- Minimum Renter Age: 25 years old - No exceptions.
- No Smoking: In the home, on balconies, around the pool area, in walkways, or in common areas.
- No Food or Drinks in Bedrooms.
- Rental Agreement: Must be signed prior to arrival.
- Beach Rules: No tents or canopies allowed per the City of Destin.

Good Neighbor Policy

This is a family-oriented neighborhood, not a party home. Any vulgar language, excessively loud music, large parties, and unauthorized events are strictly prohibited. Complaints of excessive noise, disturbances, parties, violations of HOA rules, or law enforcement involvement will result in eviction and forfeiture of all deposits.
