Welcome to Summer Breezie Lakeside, your relaxing escape on beautiful Douglas Lake. This cozy three-bedroom retreat comfortably sleeps up to six guests and now features a brand-new heated cocktail pool, creating the perfect setting for a memorable lake getaway with family and friends.
Inside, the cabin offers a warm and inviting atmosphere with a comfortable living area, wood-burning fireplace, and Smart TV — ideal for cozy evenings after a day of exploring or relaxing outdoors. The open-concept layout includes a dining area with seating for six and a fully equipped kitchen featuring stainless steel appliances and a breakfast bar for casual dining and morning coffee.
The outdoor space is where Summer Breezie Lakeside truly shines. Enjoy breathtaking lake views while soaking in the new heated 20x10 cocktail pool, unwind in the hot tub, or gather around the lakeside fire pit under the stars. The tiki bar and spacious fenced yard create the perfect atmosphere for entertaining, relaxing, and enjoying the peaceful surroundings. A screened porch offers another comfortable space to enjoy your morning coffee or evening drinks while taking in the fresh lake air.

## Rental Rules & Regulations

**1. CHECK-IN / CHECK-OUT**
Check-in is after 4:00 PM Eastern Time. Check-out is by 10:00 AM Eastern Time. Early check-in or late check-out must be approved in advance and may be subject to an additional charge.

**2. NON-SMOKING PROPERTY**
Summer Breezie Lakeside is a non-smoking property. Smoking is permitted outdoors only. Please properly dispose of cigarette butts.

If smoking occurs inside the property and additional cleaning or remediation is required, a $250 remediation fee may be charged.

**3. MINIMUM AGE**
The primary renter must be at least 25 years of age and must remain at the property for the duration of the stay. We do not rent to vacationing students or groups under 25 unless accompanied by a parent or adult guardian.

**4. PAYMENT**
For direct reservations, a 50% deposit is required to reserve your dates. The remaining balance is due 30 days prior to arrival.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the payment terms applicable to that platform.

**5. CANCELLATIONS**
For direct reservations, cancellations made at least 30 days before arrival may receive a refund, less a 6% processing fee. As an alternative, guests may request to move their reservation to different dates, subject to availability and any applicable rate adjustment.

Cancellations made within 30 days of arrival are non-refundable. Changes that shorten the stay and early departures do not qualify for a refund.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the cancellation and refund policy applicable to that reservation at the time of booking.

**6. QUIET HOURS**
Quiet hours are from 10:00 PM to 8:00 AM. Please respect neighboring properties and keep noise at a reasonable level.

**7. MAXIMUM OCCUPANCY**
Maximum occupancy at Summer Breezie Lakeside is six (6) guests, including children. Occupancy limits may not be exceeded without prior written approval from Cabins in the Clouds.

**8. MINIMUM STAY**
Summer Breezie Lakeside generally requires a two-night minimum stay. Longer minimum stays may apply during holidays, peak periods, special events, or other designated dates. The minimum stay applicable to the reservation is established at the time of booking.

**9. LINENS / HOUSEKEEPING / CHECK-OUT**
Linens and bath towels are provided. Daily housekeeping is not included. Towels and linens may not be removed from the property.

Please bring separate towels for use at the pool, hot tub, and lake.

At departure, guests are asked to place dishes in the dishwasher and dispose of trash in the designated outdoor containers.

Excessive cleaning, damage, missing items, or conditions requiring cleaning beyond normal turnover may result in additional charges when permitted by the booking agreement or platform.

**10. PETS**
Summer Breezie Lakeside is a **NON-PET-FRIENDLY PROPERTY**. Pets are not permitted without prior written authorization.

Bringing an unauthorized or undisclosed pet to the property may result in a $250 unauthorized-pet fee per pet, in addition to applicable cleaning, damage, or odor-remediation charges.

Trained service animals are accommodated as required by applicable law and applicable booking-platform policies. Service animals are not considered pets and are not subject to pet fees where prohibited.

**11. PRIVATE POOL, OPTIONAL POOL HEAT & HOT TUB**
Guests use the private pool and hot tub at their own risk. Children must be supervised by a responsible adult at all times.

The private pool is seasonally available from approximately mid-April through October 31, weather permitting.

Optional pool heat is available for an additional **$50 per night** and must be purchased for the entire stay. Pool heat should be requested in advance to allow adequate time for the pool to reach temperature.

Pool availability and heating are weather dependent. During unusually cool or adverse weather conditions, the pool heater may not be able to maintain the desired water temperature. A specific pool temperature cannot be guaranteed.

No diving or running is permitted around the pool. Glass containers are prohibited in and around the pool and hot tub areas.

Guests are responsible for following the Pool Safety Guidelines provided for the property. Damage, contamination, or excessive cleaning caused by misuse may result in additional charges.

**12. DOCK, LAKE & WATERCRAFT**
Guests use Douglas Lake, the dock, shoreline, walkways, and waterfront areas at their own risk. Children must be supervised by a responsible adult around the lake and dock.

Guests may use the jet ski ramp and may tie off watercraft to the outside of the dock during their stay.

The owner`s boat and related equipment located on the inside portion of the dock are private property and are not included with the rental. Guests may not board, move, operate, use, or tie watercraft to the owner`s boat or related equipment.

13. DOUGLAS LAKE WATER LEVELS
Douglas Lake is managed by TVA, and water levels fluctuate substantially throughout the year. Dock access, water depth, shoreline conditions, and the usability of waterfront areas may vary depending on seasonal lake levels, rainfall, and TVA water-management operations.

Lake levels and dock accessibility are not guaranteed. Guests planning to use the lake for boating, swimming, or other water activities are encouraged to contact Cabins in the Clouds before arrival for current conditions.

**14. RATE CHANGES**
Rates are subject to change until a reservation is confirmed. Once confirmed, rates will not change unless the reservation is modified or additional charges are incurred.

**15. FALSIFIED RESERVATIONS**
Reservations obtained using false information or material misrepresentation may be canceled. The guest may be denied check-in or required to leave, subject to applicable law and booking-platform policies.

**16. WRITTEN EXCEPTIONS**
Any exception to these policies must be approved in writing by Cabins in the Clouds before arrival.

**17. WEATHER / EMERGENCIES**
Weather conditions, road conditions, lake levels, utility interruptions, attraction closures, or other circumstances outside the control of Cabins in the Clouds do not automatically qualify a reservation for a refund.

If an official evacuation order, government restriction, or other emergency materially prevents occupancy of the property, the reservation will be handled according to applicable law, the booking agreement, and, when applicable, the policies of the booking platform.

**18. BOOKING PLATFORM POLICIES**
Reservations made through Airbnb, Vrbo, or another third-party booking platform may be subject to additional or different payment, cancellation, refund, service-animal, or other requirements. When a platform`s applicable terms govern the reservation, those terms will be followed.
