Wedding party stay
Place was very nice and as described. Family in from out of town for wedding. Great place and location! Highly recommend for anyone looking to visit the Rockwall area. Many local place nearby! Would definitely stay and or recommend again!

Spring getaway
We had the absolute best stay in Rockwall! This home is described modestly, it's got a great pool and pool area, lots of room for the kiddos to play, in the pool and the fenced back yard. The landscaping was very nice, pool was clean and well supplied with chairs all around. Truly our kids spent most of the afternoons outside playing and swimming. The kitchen was nicely laid out, great appliances and all the surfaces were clean and in good shape. The bedrooms were all very nicely decorated, well appointed bathrooms and all the towels and bedding we needed. The upstairs playroom / bedroom was a great place for the kids to go and hang out, there is a foosball table and board games for everyone to enjoy. There is also a game room with an xbox that worked great for our crew, along with a retro arcade machine that was a lot of fun too. Located in Rockwall, close to shops and restaurants downtown and just across the street from a nice walking trail, this house is on a quiet street easy access from Dallas but almost felt like it was in the country. I would recommend to anyone, it was the perfect oasis for our family to get some down time and enjoy each other.

The Bride's Family
Mother and Father of the Bride shared this home with their siblings. Comfortably housed 4 couples downstairs and 4 teens upstairs. Plenty of towels and kitchen utensils! Loved the location and backyard! Highly recomend!

Fantastic Vacation Property!
First, thank you Ryan & Roxy for sharing your beautiful home with us. It was the most well stocked home on VRBO that we have stayed in. “We” are a group of 10 high school friends in our late 70’s who meet once or twice a year for a girls fix of fun and laughter and rent houses in Texas once or twice a year. Back to the provisions…our group had all of the coffee, paper towels, soap, toilet paper etc that we needed plus a lot more. Some places only provide starter packs, so this was a plus! Everything was spotless, hosts are super accommodating and very responsive. The house had a great layout for both privacy as well as communal lounging around. Backyard and pool perfect. Don’t pass this one up if you are in the area.

Great place to stay
We loved staying in this beautiful house. It was clean and comfortable, plenty of room for our family of eight. It has lots of things to do right there at the house, and it is right next to a pleasant lake with a trail. We would definitely enjoy staying here again.

Fantastic!
We had a fantastic family rendezvous from three corners of the US to watch the eclipse here! We ranged in age from 9-79 years old and everyone thought it was a wonderful place! This beautiful home was clean, well-equipped, well-maintained, and big enough for all of us to still have personal space. There was so much for the kids to do, as well as the adults. We will treasure the family time we had here together. We will definitely return if we are in the area again. The host was very flexible and responsive. One note: While the entire property appeared to be within code, there are several lips in the flooring and some 2"-3" steps, particularly outside. This could be difficult for someone who has difficulty walking, especially if they shuffle their feet.

So happy you enjoyed it! So, not exactly sure what you mean by "lips" honestly. We have tile transitioning to hardwood in the living and office and tile transitioning to carpet in the bedrooms with 100% standard transitions. There is nothing in the home that is not within code, so just wanted to clear that up for future guests. The exterior patio steps down to the pool/spa and we have solar lights and pool/spa lights as well as back patio lights illuminating the back yard space. Thank you

Excellent Property!!!
We loved our stay in Rockwall, TX. This house has it all. Great location - The neighborhood was fantastic and a great "reserve" across the street to walk. The neighborhood was very close to shopping. Great Amenities - The house was perfect to relax, whether the game room, board games, pool or hot tub, it was a relaxing time. We can't say enough good things about the house an the owners. We will definitely be back!

Amazing Stay!
Stayed here for a bachelorette trip and had an amazing time! Ryan and Roxy did a great job with the property and were SUPER responsive when we had any questions. The house was very clean and they had everything we needed! The only thing I’d suggest is making sure you have warm comfy clothes if it’s cold out bc of the size of the house, some of the rooms don’t get a lot of heat. But it wasn’t uncomfortable. Just something to keep in mind :) 10/10 recommend!

This property did not disappoint. The location is perfect to everything. Location in neighborhood is perfect as well. Very spacious. All rooms have more than adequate room. All the beds were very comfortable. We did not get to utilize the pool or hot tub but seemed very well maintained. Definitely 10 out of 10

Fabulous stay with our Family
We visited Dallas for a family wedding. We had great communication with Ryan and Roxy before, during, and after our stay. The property was perfect for our family and the location was in great proximity for all of our events. The weather did not cooperate as much as we would have liked but we did get to use the pool one day and we took advantage of the walking trails right across the street each morning. The beds were comfortable and there was a lot of room for us to spread out and gather to spend time together. I highly recommend this property:)

Fantastic home!
We had a wonderful stay at Ryan & Roxy's property. We came to town for our son's wedding at The White Sparrow Barn, Quinlan, TX. The home was very clean, and looked exactly like the listing noted. We enjoyed the pool and hot tub, and the game room. The open gathering area on the main floor was also great for our group! Ryan went above and beyond, he even helped with recommendations for where to host the rehearsal dinner for our son's wedding, which also turned out great. Very quick and responsive to all of our questions. Highly recommend this property and these hosts!

If you’re looking to stay around Dallas look no farther!
This house was wonderful! Plenty of space to spread out, a quick 30 minute drive into downtown Dallas. The house was very clean and the game room was a hit. The owner was super responsive if we needed anything! Would highly recommend this house!

Beautiful home and pool
Comfortable and clean home with a beautiful backyard and pool with a view of the lake. Rockwall is a cute town with lots of restaurants. My 4 sisters and I stayed here and we enjoyed the pool immensely. It was very easy to communicate with the owners and they were even nice enough to give us a late check out since no one was checking in that day. If you are looking for a place to relax and be with family, this is it.

Weekend getaway !
This house was beautiful. The pool and backyard was so relaxing and even tranquil early morning or late night. The property was clean and well manicured. We had a party of 12 girls and we all fit very comfortably! The home owners were great to work with and communicated quickly. This property’s pics do not do it justice!!! The house location was good. Only problem was the cleanliness of the house. There were ants in the kitchen and master bath. These things can easily be resolved.

Frankly, we were disappointed with your group. You broke the house rules by leaving cigaratte butts in the backyard even though we specifically asked you to ensure things were kept clean with your smoker that we allowed on property. You left a mess in the house which may have attracked the ants you mentioned. Please note, we've had no issues with ants before or after your stay and have regular pest control. I am shocked by your review of our property after we tried to work with you to allow your entire group to stay and make an exception on our house rules. We work very hard to ensure our property is in tip top shape for our guests.

Fabulous Stay-cation
PROs: * clean and well maintained * beautiful home and pool * large kitchen, den & game room for family to gather * comfortable beds * well appointed kitchen & linens CONs: * could have used 1 more full bath downstairs - there was a beautiful en suite bathroom for the master bedroom, a full bath upstairs for the game room/bunk beds, a half bath by kitchen, but then the other 3 bedrooms had to share a full bath. It was workable, but not preferable. Overall, it was a fabulous trip. We plan to return. It gave us a wonderful opportunity to spend time with each other and lots of room to do it. Definitely recommend!

Glad you enjoyed it! Just to clarify we have 3 fulls baths and 1 1/2 bath. There are 2 full baths downstairs and a 1/2 bath and a full bath upstairs. All of this is on our listing and is more than sufficient for the number of guests we allow to stay.

The house was large and perfect for our family stay and wedding. We were very pleasantly surprised that we could see the 4th of July fireworks display from the backyard deck. Great amenities…kitchen fully stocked, pool and spa, play room with games and toys for all ages, large great room area for our family to gather, beautiful view and walking path at the small lake directly across the street and a full service grocery store 1/3 of a mile away.

Was my first time doing somethings like this and the host was very patient with my constant back and forth and questions. Perfect cozy home for just two or a whole family. We didnt want to leave! Only thing we didnt like much was how the cleaning lady popped up out of nowhere. But other than that, perfect stay!

Fabulous house
My famil gathered from Houston, Kansas City,Tulsa and North Carolina to celebrate my moms life. The house was perfect! Communication with the host prior to our arrival as well as during our stay was great. We enjoyed the poll all the days we were there. I would definitely rent again!

Perfect Family Stay

Great experience
Went to Dallas on a couples trip and this house was perfect! Super clean and so much space and entertainment we really could have stayed in the house the whole time. Communication with the owner was great and we were unbothered the whole trip. The location is about 40 min from central Dallas but we were aware of this when we booked. The neighborhood was super nice and there's a beautiful lake nearby that you can actually see from the back yard. The only con we had was the hot tub is only open/on from 7pm-10pm but we reached out to the owner and he was able to turn it on for us outside of those hours which was perfect!

We do have our hot tub hours posted in our description on the listing just to be clear :) When a spa is attached to a pool, you can’t have it running all day but we start hearing at 6pm and keep it on till past 10pm which has worked great for most. If anyone requests it to be on earlier or morning hours, we’ve accommodated them for that. Enjoyed having you guys!

Dallas Trip
Unfortunately in town for a brief time for my dad's funeral. We loved the accommodations, all was as described in the post. My family especially enjoyed the various recreational things available (ping pong, foosball, etc). The owner was very communicative and quick to respond. We would definitely stay again!
