The Hemingway occupies three private oceanfront acres on Corolla's exclusive 4x4 beach — a stretch of coastline accessible only by off-road vehicles, where the famous wild Corolla horses roam freely along the shore. There are no paved roads, no crowds, and no immediate neighbors. Your group has total freedom to celebrate, gather, and enjoy the Outer Banks the way it was meant to be experienced.



LEVEL BY LEVEL



Level 1 — Ground Floor:

Five bedrooms, a full entertainment wing including a dedicated game room with professional pool table and board games, a home theatre room for movie nights and presentations, a wet bar, and a poolside cabana. Direct access to the heated pool, hot tub, and outdoor areas.( Heated pool Open April 26–October 10; heating included in July/August (safety-limited), with optional heating at $750/week when weather permits (including July enhancements and off-season).



Level 2 — Main Living Level:

The heart of The Hemingway. An expansive great room with vaulted ceilings and panoramic ocean views, a gourmet chef's kitchen equipped with dual commercial-grade refrigerators and freezers, two gas ranges, dual dishwashers, and granite countertops. Indoor seating for 16+ guests, plus bar seating and casual dining. The oceanfront deck provides breathtaking sunrise views and al fresco dining. A library and family lounge area provide quieter spaces for reading or conversation.



Level 3 — Upper Bedrooms:

Four additional bedrooms, multiple shared bathrooms, and a private upper deck with panoramic ocean and coastline views.



SLEEPING ARRANGEMENTS



The Hemingway features 14 bedrooms and 15 full bathrooms distributed across all three levels. Bed configurations include king beds, queen beds, and twin-over-double bunk beds. Multiple ensuite and shared bathrooms provide ample space and privacy for all 32 guests.

The Hemingway delivers resort-level entertainment throughout. The ground floor entertainment wing features a dedicated game room with professional pool table and board games, a home theatre room for movie nights and presentations, a wet bar, and a poolside cabana. Multiple smart TVs with streaming are positioned throughout the residence. The expansive outdoor areas are complemented by a premium gas grill for oceanside dining. Starlink satellite internet delivers speeds up to 400+ Mbps throughout the property — ideal for remote work, streaming, video conferencing, and keeping large groups connected.

EVENTS & CELEBRATIONS



The Hemingway is purpose-built for life's most significant moments. From destination weddings and corporate retreats to graduation weekends and milestone anniversaries, events are welcomed and fully supported.



Wedding Reservations: From rental starts $17,000 for a 3-night weekend stay.

Corporate Retreats: From $17,000 for a 4-day midweek experience.

Daytime Guest Capacity: 40–60+ guests for events (not overnight).

CONCIERGE & GUEST SERVICES



Every booking includes access to our guest services team, available 7 days a week (8 AM–10 PM), including a complimentary 30-minute planning session for guidance and questions. Additional services—such as grocery pre-stocking, private chefs, in-home spa treatments, and activity planning—are arranged through trusted local vendors; guests connect directly, and these services are optional and not included in the rental cost.



TRANSPARENT PRICING — NO HIDDEN FEES



We believe in full transparency — no hidden fees and no surprises. Your quoted rate includes access to all standard amenities including the heated private pool, hot tub, game room, and fully equipped gourmet kitchen.



Minimum Stay: 7 nights during peak season. Sunday-to-Sunday reservations are preferred between June 14 and August 16. Shorter stays of 3 nights are available during low and shoulder season (March through mid-May and September through December).



Guest Capacity: Up to 32 overnight guests. Our base rate covers up to 16 guests, with an additional guest fee of $35 per person per night (plus tax) for larger groups. For events, daytime guest counts of 40–60+ are possible.



Check-In / Check-Out: Check-in is at 4:00 PM; check-out is at 10:00 AM.



Linen & Towels: Included at no charge for stays of 7+ nights. A $750 linen fee applies for shorter stays.



Beach Chairs: 5 beach chairs are provided for your enjoyment during your stay.



Pool Season: Open April 26–October 10; heating included in July/August (safety-limited), with optional heating at $750/week available when weather permits (including early/late season and enhanced heating upon request).



Pet Fee: Up to 3 dogs welcome at $250 per dog per stay.



Extra Guest Fee: $35 per person per night (plus tax) beyond 16 guests.



THE 24-HOUR CLEAN GUARANTEE

The Hemingway is professionally cleaned and inspected before every arrival. If anything falls short of that standard, tell us within 24 hours of check-in and we will have it corrected within 24 hours of your report. If we do not, your cleaning fee is refunded in full. Refunds under this guarantee apply only where we fail to re-clean within that window.



SAND, WALKWAYS, DECKS & POOL AREA

Outdoor walkways, stairs, decks and pool surrounds are cleaned and sand is removed periodically, subject to weather, safe access and coastal restrictions. Wind, tides and storms may bring sand back shortly after cleaning; daily removal and continuously sand-free surfaces are not included. Please contact us if buildup obstructs access.

Wear secure, slip-resistant footwear on outdoor walkways, stairs, wooden decks and around the pool; avoid walking barefoot. Walk carefully, use handrails and do not run on wet or sandy surfaces. Rinse sand from feet, footwear, swimwear and beach equipment at the designated outdoor rinse area, where provided, before entering the home, pool or hot tub. Remove sandy footwear indoors; do not wash or sweep sand into pools, hot tubs or indoor drains.

No glass near the pool or hot tub. Do not drag or rearrange furniture, place indoor furniture outdoors, or move pool equipment. Keep paths clear, supervise children and keep pool gates closed. Do not climb railings, bypass barriers, remove caution tape or enter closed areas. Use only access routes designated for your reservation.

Report loose boards, exposed fasteners, broken glass, damaged gates or other hazards immediately and stop using the affected area until management confirms it can be used. Share these rules with all guests and visitors. Documented guest-caused damage or extraordinary cleaning may be charged under the rental agreement; ordinary windblown sand and normal wear are not guest-caused damage.
