There’s acreage and open space here, plenty of fresh air and good, Colorado Rocky Mountain vibes — all just about 45 minutes from either COS or DEN! We’ve got everything folks need for an amazing trip including trails, incredible mountain views, lakes, wildlife & even a world-renowned Renaissance Festival!

The Space:
Welcome to our “Barn-minium!” With 3 BDRMS and a luxurious modern bath, plenty of thoughtful, quality design, and a whole heck-of-a-lot of originality — you’ll definitely want to give this converted barn a look! Foosball anyone?!
As you pull up to this home, you’ll notice the feel — authentic West, authentic Colorado! The skies are clear, the trees are tall, and bears, elk and mountain lion stalk the surrounding hills.

Park in the private drive on the non-barn end, and enter through the front door, just past the inviting outdoor living space featuring a hammock, comfortable seating, and a great gas grill for your summer BBQ. Using the private keycode provided at check-in, you’ll open the doors to a bright, welcoming, modern space —maybe a bit of a surprise considering where you’re at!

Designed with travelers and guests in mind, there’s still an authentic sense of the West here, with leather and wood furnishings, and authentic saddlery in the décor. The main living space features an open-living concept, and includes a large living room with large TV, leather couches, quality furnishings, formal dining for (8!) and even a foosball table for the young or young-at-heart. Off this main great-room is the kitchen, fully functional and ready for your culinary creations (or some chow for your fellow cow-pokes).

Also, off the main great-room are the home’s 3 bedrooms, including an exceptional Master with a regal King bed and leather furniture. The second bedroom features a comfortable and functional double, and the third bedroom offers (four!) bunk beds perfect for the little desperados in the group. The linens are of quality, professionally cleaned and laundered with each stay, and there’s a sense of quality and care here worthy of your 5-star review. The home’s single bathroom is welcoming, clean, modern and ready for business. There’s also a full laundry for guest use.

The interior spaces are special, the outdoor spaces here are glorious! Enjoy an evening under the Colorado sky with your favorite Colorado Craft beer or cocktail in hand, a morning in the sun with your best cup of coffee, or quality time spent at the grill with your family or friends. There are chickens roaming about snatching bugs, horses eating grass and everywhere the sounds of real, living nature inviting you to be a part.

Guest Access:
Guest will have access to the entire unit and the front patio. Please be courteous of animals, fences, and other ranch activities. Please be alert and respectful when exploring...but not to far from the Barndominium!

The Neighborhood:
Larkspur, Colorado is just a few minutes south of Castle Rock, about 30 mins south of Denver, and 30 minutes north of Colorado Springs, in a large area of acreages and open space fully protected from development by a multitude of conservation easements and the collective will of the ranchers and property owners of the area. It’s tucked away to the west of the Interstate against the foothills of the Rocky Mountain Front Range. Relatively undeveloped, the wildlife flourishes, the skies are open and clear, and you’re more likely to hear the bellowing of a bull (or a bull elk) in the morning than you are a siren or a car alarm. The fields are verdant, the trees are old, the rock formations and hills and mesas speak to this being a special and perhaps-undiscovered place. There are hundreds of miles of trails nearby for any form of outdoor pleasure. There are streams to fish, lakes to paddle, and natural places to explore.
The area is, nevertheless, not really that far from civilization, with exceptional drinking and dining venues less than 15 minutes down the road. Explore the cities if you want to, and retire to your natural abode. Larkspur is also known for its world-renowned Renaissance Festival from the months of July and August where thousands of folk come to experience “master revelers, watch artisans create original works of their ancient craft and be taken in by the tantalizing aromas of roast turkey legges, steak on a stake, fresh baked goods and much more. Featuring a cast of hundreds of authentically costumed merrymakers living and working throughout the village and performing, continuously, upon the Festival's seven stages, the illusion of a rollicking 16th Century festival day is created.”

Getting Around:
We recommend that you have a four wheel drive or all wheel drive car to access the property in the winter and muddy times of the year. The Barndominium is located on a beautiful operating ranch! Please enjoy the area but please do not get to close to any fences or animals. Cell phone service in the area can be spotty!

Other Things to Note:
This property is NOT suitable for children under the age of 5. ALL children must be supervised at all times, thank you!
PLEASE NO PETS. This home is on a working ranch and there is a large risk for your pet as well as the animals that live here.

Please be advised that we ask all guests to complete our secure, online guest verification portal after your reservation is created. Similar to hotels requiring photo ID upon check-in, we ask that guests provide a copy of their Government Issued ID, matching selfie and credit card to verify identity. This is used to prevent fraudulent reservations, identity verification and for the safety of all guests and homes. We take data security very seriously. All information entered into this form is encrypted and transmitted securely over SSL.

Non-Refundable Damage Deposit Waiver:
- Instead of charging a security deposit, Hoste charges a non-refundable $19 damage waiver fee that covers up to $2,500 for damage to real or personal property of the vacation rental property as a result of your acts or omissions. Please see house rules or the rental property agreement when you book for more information about how the damage waiver works. Because the damage waver fee is Non-Refundable; If a Guest changes properties for any reason they May be charged a new damage waver fee for the new property at the discretion of the property Manager.
