✨ Easy, No-Stress Checkout
Because we include a cleaning fee, checkout is simple. As long as the apartment is left in reasonable condition, there’s no extensive chore list — enjoy a relaxed morning and a warm cup of coffee before heading out.

🔧 Maintenance Access
Per apartment complex policy, maintenance staff may occasionally require access to the property for routine or necessary upkeep. Proper notice will always be provided in accordance with local regulations.

For your peace of mind, the individuals involved in a prior unauthorized entry incident are no longer employed by the complex, and all access codes have been updated.

Our sofa is a sleeper, which makes it perfect if you’d like to bring an extra guest along. While it’s super functional, we want to be transparent that it’s on the firmer side (think supportive rather than sink-in cozy). We provide extra throw pillows to help make it more comfortable for lounging, and of course it easily converts into a bed when needed.

🌿 Grounds & Garden Care
We take pride in maintaining our green spaces. Our gardener visits periodically to care for the landscaping as needed (schedule may vary).

House Rules & Important Information
1. Check-In & Check-Out: Please follow the check-in and checkout times stated in your reservation. Early check-in and late checkout require prior host approval.
2. Occupancy & Visitors: Only registered guests are permitted to stay overnight. Additional visitors require host approval. Maximum occupancy limits must be observed.
3. Pets: Only approved pets are permitted. Any pet-related damage may be addressed through Airbnb`s resolution process.
4. Smoking: Smoking or vaping of any kind is prohibited throughout the property.
5. Quiet Hours & Gatherings: Quiet hours are from 10:00 PM until sunrise. Parties, large gatherings, excessive noise, and disruptive behavior are prohibited.
6. Property Care: Please treat the property, furniture, and amenities with care. Report damage or maintenance concerns promptly. Guests may be responsible for damage or missing items in accordance with Airbnb`s policies.
7. Trash & Recycling: Please dispose of trash and recyclables in the designated containers and avoid leaving excessive waste, bulky items, or prohibited materials. If you anticipate generating more trash than the provided bins can accommodate, please notify us so we can discuss disposal arrangements. Unusually large amounts of waste requiring additional professional hauling or disposal may result in a request for reimbursement of actual, documented costs through Airbnb`s Resolution Center, subject to Airbnb`s policies. No automatic penalties apply.
8. Property Access: The host may arrange access for necessary maintenance, inspections, or emergencies, with reasonable notice as required by applicable law.
9. Property Use: The property is intended for temporary lodging only. Illegal activities, unauthorized commercial operations, subletting, and transferring reservations are prohibited.
10. Payments & Damages: All applicable accommodation charges and fees are reflected in the Airbnb reservation. Damage claims are handled according to Airbnb`s policies.
11. Lost Items: We will make reasonable efforts to assist with recovering and returning items left behind.

Innkeeper Clause — Temporary & Transient Lodging
1. Permanent Residence: Guests are expected to maintain a permanent residence separate from the rental property.
2. Transient Use: The property is intended exclusively for temporary, short-term lodging and is not offered as a permanent residence.
3. Host–Guest Relationship: The stay is intended to establish a temporary innkeeper–guest relationship rather than a residential landlord–tenant relationship, subject to applicable law.
