Casa Gennaro a 3 bedrooms farmhouse apartment with pool in Lucca

A lovely 1.5 km drive through olive groves brings you to the private, gated entrance. The Apartment Casa San Gennaro is part of a six units farmhouse called 'Il Borghetto' (formerly a rural, rustic farmhouse from the 14th century) in the hills below the village of San Gennaro near Lucca. The apartment is a tasteful blend of rustic, contemporary and antique furnishings. A 5 x 12 metre swimming pool with beautifully manicured lawns is shared by the apartments and is located on the terrace above the apartment with lovely views down the valley toward Lucca.



We are proud to offer a lifestyle in the heart of Tuscany that is truly unique. Picture yourself on the grounds of an historic 14th century building, rebuilt to the highest standards using only traditional Tuscan materials and methods, from handmade terra cotta tiled floors, to chestnut beams and tiled ceilings. The property also makes extensive use of hand built stone walls in keeping with the character and traditions of Tuscany.



Two large ensuite bedrooms/bathrooms are on the 1st floor (American 2nd floor) and the top floor has the master bedroom and ensuite bath.



The location of il Borghetto in San Gennaro is superb. In the medium hills above the Lucca plain and below the historic village of San Gennaro, we offer a piece of solitude in the Tuscan hills. Views of vineyards and olive groves are offered from every vantage point on the property. The newly built property features the stones of the 14th century building that stood on this very spot. Modern inside, the apartment retains the Tuscan charm of handmade terra cotta floors and chestnut beam ceilings throughout. Dedicated shared laundry room.



It is advisable to have a car with high suspension to comfortably navigate the 500-meter country dirt road leading to the house.



Enjoy a scenic 20-minute hike up the hill to San Gennaro, where you can savour a meal at the local trattoria, Il Corno Rosso. The area is surrounded by well-marked hiking paths, maintained by the Club Alpino Italiano, offering numerous opportunities for exploration.

Très belle maison retirée en Toscane

Bel appartement de trois chambres et trois salles de bains dans une ancienne ferme aménagée.L’endroit est à 1300m de la route principale et d’accès étroit mais vaut le détour. Très belle piscine partagéeContact avec la gérante très efficace et agréable.Propreté au top.Bémol : pas d’air co et un petit manque de matériel dans la cuisine. Sehr schöne Ferienwohnung, nur Zufahrt etwas abenteuerlich

Die Ferienwohnung war sehr schön. Der Außenpool lud bei den Temperaturen von meistens über 30 Grad zur Erfrischung ein. Und trotz der hohen Temperatur konnte die schlimmste HItze im Haus durch die Innenläden abgehalten werden. Leider klappte das Abhalten der Schnaken nicht ganz so gut, da die Gitternetze an manchen Ecken etwas löchrig waren. Wenn man etwas erleben wollte, musste man von der Ferienwohnung hinunter in die Stadt fahren. Zum Glück kam uns nur einmal ein Fahrzeug entgegen; denn Ausweichen war nahezu unmöglich. Wenn mann nicht aufpasste, konnte man schon mit der Hinterachse etwas aufsetzen.

Fabulous retreat away from it all

Il Borghetto is situated in a stunning location and has been lovingly restored as several apartments. It’s off the beaten track but Lucca and other beautiful places are pretty close by. Wonderful views from grounds and the pool up to the hillside village of San Gennaro. A very relaxing week.

Sommer in Lappato

Gelände und Wohnung sind sehr schön, bei der Hitzewelle in diesem Jahr wäre eine Klimaanlage toll gewesen. Größtes Manko der Anlage ist die extrem holperige Anfahrt bei der wir mehr als einmal Angst um unseren Unterboden des Autos hatten. Sonst gäbe es 5 Sterne

Pretty, modern and clean holiday home in the Toscany

The holidays at Lappato where great. The holiday home has enough space to relax and cook in the flat and to have a good time in the garden. The pool has a length of approximately 12 meters and is also a good place to chill. Jim is a very helpful, friendly and polite host and welcomed as warmly in the Toscany. He was very motivated to tell us some of the background of the holiday home and to give us recommendations for our time in the Toscany. Also in emergencies, Jim was directly available for help.

Idyllische Alleinlage, gepflegtes Anwesen

Wir haben das Apartment 6 für 11 Nächte gebucht. Die Räumlichkeiten sind mit sehr viel Geschmack eingerichtet, sauber und gepflegt. Die 3 Schlafzimmer sind mit 2 Doppelbetten und eines mit 2 Einzelbetten ausgestattet. In der Küche sind alle notwendigen Utensilien vorhanden. Wir haben des öfteren gegrillt und die gemütliche Atmosphäre zwischen den Olivenbäumen genossen. Empfehlenswert ist auch das Restaurant Il Corno Rosso in San Gennaro, eine Reservierung ist notwendig. Für Steakfreunde ist das T-bone Steak Florentiner Art ein Muss. Man benötigt bergauf ca. 20 min zu Fuß, wobei man entweder lange Hosen anziehen oder einen entsprechenden Mückenschutz verwenden sollte. Der Weg führt halt mitten durch die Olivenplantage. Für den Rückweg ist eine Taschenlampe notwendig. Es ist auch schön tagsüber eine kurze, 1Std. Wanderung pro Weg, von San Gennaro auf dem Weg Nr. 16 rüber nach Collodi (Pinocchio Dorf) zu unternehmen. Der Weg rauf zum Castello und das oberhalb liegende urige Dörfchen mit seinen kleinen Gassen ist eine zusätzliche, aber lohnenswerte Anstrengung. Achtung, das Castello ist nicht zu besichtigen und im Dorf gibt es auch kein Café etc., empfehlenswert ist es in Collodi am Kiosk eine Flasche Wasser zu kaufen. Der scheinbar schöne Barockgarten ist leider nur in Kombination mit dem Pinocchioland zu besichtigen. Alternativ ist die Atmosphäre sowie die Authentizität des Dorfes Montecarlo ( ca. 12 km Entfernung) ein guter Tipp. Wenn am Samstag Abend 90% Einheimische die Restaurants belegen, dann kann man noch ein wenig von der ursprünglichen italienischen Lebensweise erahnen. Der Sonnenuntergang lässt sich von verschiedenen Aussichtspunkten bzw. Aussenterassen besonders gut genießen. Bei Fragen und für Tipps wenden Sie sich am besten direkt an Jim, Parkplätze, Restaurant etc. Insgesamt hat uns der Aufenthalt super gefallen, besonders die ruhige Lage nach anstrengenden Städtetouren ist empfehlenswert. Natürlich hat diese Abgeschiedenheit auch 2 Nachteile. Die Anfahrtstrasse ist etwas abenteuerlich, wer mit einem tiefergelegten Sportwagen anreisen möchte, könnte Schwierigkeiten bekommen. Teilweise Kiesweg mit starken Unebenheiten, aber keine Angst für normale Fahrzeuge ist das kein Problem. In der Natur gibt es natürlich Mücken, deshalb ist am Abend ist ein Mückenschutz empfehlenswert. Vor jedem Fenster ist ein Mückenschutzgitter angebracht, somit braucht man sich keine Gedanken um die Nachtruhe zu machen. Also klare Empfehlung .

Beautiful apartment with one or two minor niggles

Overall this was a lovely relaxing stay in beautiful surroundings. Jim was a fantastic host, he was extremely quick to respond to queries and very helpful (even going so far as to help out with a lift to the airport). We stayed in apartment San Gennaro which was immaculately refurbished. The pool was lovely and we often had it to ourselves. Only 5 other apartments meant the stay was very quiet. Lovely picturesque location in the middle of the Tuscan hills just a short trip to Lucca. However to be fair I wanted to point out one or two minor niggles that potential visitors might need to be aware of. Firstly there is no air con. This is not a problem in the downstairs bedrooms which were kept cool by simply having the windows open however the upstairs bedroom got very hot and stuffy at night. Secondly the road up to the property is very bumpy for a considerable length. It would not be suitable for cars with a low or slightly dodgy suspension. While this was not a big problem for us it did sometimes put us off a quick visit to the bakery etc. There was also meant to be a walking path up to the nearest village but it was that overgrown we couldn't manage it (and neither could the family next door to us). Thirdly, the internet was a bit iffy and didn't like having more than one device connected. Finally (and this is personal preference) we were very jealous of our neighbours terraced eating area. All the other outdoor eating areas are on the grass which we struggled to utilise because of the sheer amount of insect bites we received despite using candles, repellent etc. This put us off eating outside which was a shame. However as I said this is an absolutely beautiful apartment with a fantastic host. If you want a quiet and relaxing stay in beautiful surroundings it definitely hits the spot!

The house has been beautifully built/ renovated true to the classic Tuscan countryside. Spacious, everything brand new, beautiful pool, close to shops and within walking distance through the olive groves to San Genamo. Jim is a fantastic host, great communication and expert local knowledge.

Perfetto!

After deciding to visit Tuscany with a group of friends, we began the search for a place to meet our needs. Among these needs were proximity to Lucca as well as comfortable accommodations for a group of five adventurous ladies in their 50’s and 60’s. We finally settled on Il Borghetto and booked the three bedroom apartment. Jim was great in promptly responding to our questions before and after we arrived. The property was beautiful, immaculate and very comfortable . Exactly as described and as the pictures show. The small kitchen was well appointed and managed to accommodate the many cooks in our group. A highlight of the location was the option to make the short and somewhat strenuous (remember our ages☺️) hike up the hill to San Gennaro, a quaint village with a cool little taverna. We managed to easily venture out from this location to see Pisa, Lucca, Florence and even the Cinque Terre. Local grocery store nearby. That said, a car is pretty much a must in this location. The road up to Il Borghetto is a bit daunting at first, but you quickly grow used to it. I think I’ve mentioned some of the highlights, but could easily say more and would be happy to answer any questions you may have. Book it! P.S. If you do go, I urge you to read Jim’s book called Under the Tuscan Thumb about the process of creating Il Borghetto. A fun insight as well to the Italian culture.

Très belle maison dans un cadre magnifique. Superbe espace piscine et vue imprenable sur la Toscane environnante. De belles balades à faire aux alentours. L’appartement très bien décoré avec goût et des espaces très agréables. Seul bémol, l’espace extérieur dédié à notre appartement situé en bas de l’escalier nécessitant de monter/descendre si on veut manger dehors. Avec des enfants en bas âges, pas toujours très pratique.

Fantastic holiday home

Everything about this rental was phenomenal. Jim was the perfect host, responsive to all of our needs and requests, and with excellent recommendations to help us enjoy our 3.5 week stay. The property was beautiful, and the location was an absolutely ideal home base from which to make our day trip excursions in Tuscany (Lucca, Florence, Pisa, San Gimingnano, Volterra, etc.) as well as to the sea and Portovenere - all reachable within 30-90 minutes - but equally a spectacular spot to spend a day by the pool. A treasure. Thank you Jim for a truly wonderful holiday.

You will LOVE it here!

I don't usually write reviews but I felt this one was necessary and here's why.... After our small group had been travelling around North of Italy for 10 days, we had booked this place in advance as a place to relax, and it did not disappoint. We had the most warmest welcome of being shown around the apartment and receiving a generous welcome pack. Whilst sitting down to tuck into our pasta for lunch, Jim also offered us some lovely wine, as he stated that 'pasta cannot be eaten without wine' as if it was a crime. The communication was excellent throughout and the recommendations made were really helpful. The apartment was great and perfect for our group. It was clean, spacious, had amenities required, comfy beds, hot showers etc. What attracted me to booking this place initially was that I wanted to stay somewhere that felt like we were in the quiet, beautiful hills of Tuscany, and this place is exactly that. I suppose we had the advantage of the time of year as well (mid-September) as there was no one else staying in any of the apartments, and we had the pool to ourselves. Other than relaxing, we also ventured to Lucca a couple of times, which is such a quaint little town and I would definitely recommend going. I actually preferred going in the evening when the sun was going down, as it became less crowded and you could enjoy a drink in the amphitheatre or one of the many narrow streets. Overall the hospitality was superb and we can't thank Jim and Deborah enough. They genuinely wanted to ensure that we had a wonderful time. I would recommend this place to anyone and would love to come back again in the future. Thank you so much again for such a memorable experience.

Simply superb

This place is simply superb. Has absolutely everything you need and very modern inside. Pool was a hit too. Very clean and with a nice welcome pack of goodies. Jim the Owner is really very helpful and gave us some fantastic suggestions all of which were spot on. Especially the hard to find trattoria nearby which was fantastic!! And the Pasticceria near the road to Monopoly which was simply fantastic. Also very convenient was the Local bar/cafe which was a good morning stop as they made great coffee. The Deli next door was also very handy and the lovely man that owned it always popped in something extra to taste. All in all we really loved this part of Tuscany (and we have been to a few), and the house was the best we have been to. Thanks so much for everything Jim. We certainly hope to come back sometime soon!

Perfekter Urlaub

Lieber Jim, vielen Dank für einen sehr entspannten Urlaub in einer wunderschönen Umgebung. Unsere Erwartungen wurden von deinem hochwertig eingerichteten Domizil übertroffen! Trotz der großen Hitze konnte man gut Zeit auf dem Anwesen verbringen. Der Pool ist klasse, Schattenplätze sind reichlich vorhanden. Sehr schönes Anwesen und gute Lage

Wir (2 Erwachsene und 2 Teenager) haben unseren Aufenthalt (2 Wochen) sehr genossen. Das Anwesen liegt ruhig am Hang, aber doch zentral genug, um diverse Ziele (Lucca, Pisa, Garfagnana-Tal,...) in der Toskana erkunden zu können. Die Vermieter Jim und Debbie sind sehr nett und hilfsbereit! Alles in allem hatten wir einen sehr gelungenen Aufenthalt und kommen bestimmt mal wieder!

Highlight of our trip!

This was such a memorable experience for us. From time of booking, throughout our planning and finally when we arrived back home after our trip, Jim was so fast at responding to emails and so helpful. We traveled as 6 from the ages of 23 to 58. When we arrived, we were greeted warmly and were given a tour of the facility. There was a basket of wine, pasta, tomato sauce and olive oil left for us- what a treat! He check in to ensure we were well settled in and offered suggestions for touring the area. The place was beautiful and very well kept. We were there during the winter season therefore the heated floors were very nice. It was so beautiful and serene up in the hills, at the end of a private road. We felt safe and grew to feel like his home was our home. This was an amazing trip and we will definitely be returning to stay at the beautiful Tuscan home again!

Traumhafte Ferien

Wir haben im August/September 2015 zwei traumhafte Wochen im Borghetto verbracht. Wir waren zu sechst in der Wohnung über 2 Etagen, die wunderschön geschmackvoll und gemütlich eingerichtet ist. Zum warmherzigen Empfang durch Jim gehörte auch ein Willkommensgeschenk (Pasta, Vino e Olio). Bei Fragen und Sonderwünschen war Jim stets hilfreich. Den Pool haben wir alle, aber vor allem die Jungs (8 und 13J.) intensiv genutzt. Die Ausstattung des Hauses und auch am Pool (Liegen, Sonnenschirme und Luftmatratzen) sowie der vorhandene Grill (und die Waschmaschine!) haben unsere Erwartungen übertroffen! EinTraum ist die Aussicht, und die gemeinsamen Mahlzeiten unter den Olivenbäumchen vermissen wir jetzt noch! Das Haus ist wunderschön renoviert und die gesamte Anlage sehr sehr gepflegt!

Tolle Wohnung im Herzen der Toskana

Wir reisten zu viert an und wurden von Jim herzlich empfangen. Die Wohnung ist sehr sauber und sehr schön eingerichtet auf zwei Etagen. Die Küche ist gut ausgerüstet und die Abwaschmaschine kam uns sehr entgegen, da wir öfters draussen gegrillt haben. Der Swimmingpool gab eine gute Abkühlung nach den Ausflügen in der Umgebung. Wir genossen die Ruhe und erholten uns wunderbar. Vielen Dank an Jim.
