Welcome to L'Atelier, an elegant, renovated studio located in a stunning, listed Belle Époque residence in the heart of the prestigious La Californie neighborhood. Ideal for 2 guests, it’s the perfect pied-à-terre for a festival, a conference, a business trip, or a getaway on the French Riviera.

The Accommodation

Located on the first floor, at the rear of the residence, the studio offers a quiet and comfortable setting.

It includes:
• A double fold-down bed with a comfortable mattress
• A living area with a sofa, TV, and dining area
• A fully equipped kitchenette: induction cooktop, microwave, Nespresso machine, electric kettle, mini-refrigerator, and all necessary dishes
• A bathroom with a walk-in shower
• A washing machine, a walk-in closet, and plenty of storage space

Ideal location

Just a 10- to 15-minute walk from the Croisette, the beaches, Rue d’Antibes, the Palais des Festivals, and the Old Port.

A bus stop right in front of the residence provides easy access to downtown, the SNCF train station, and Cannes’ main neighborhoods. You can also explore Antibes, Théoule-sur-Mer, and the Lérins Islands.

The accommodations are entirely private. I’ll be available throughout your stay.

Important Information

Non-smoking accommodation. Pets are not allowed.

The rate includes end-of-stay cleaning, bed linens, bath towels, a bath mat, and a dish towel.

A credit card authorization of 500 EUR (not charged) and a valid form of identification will be required before your arrival to complete your check-in.

Check-in and check-out are self-service via a key box located 5 minutes from the accommodation. Please respect the quiet of the residence.
Article 1: **Definitions**
1.1 **Guest**: any person staying as part of a reservation.
1.2 **Host**: the owner or manager of the property hosting the guests.
1.3 **Premises**: space, accommodation, or property made available for the stay.

Article 2: **Maximum Number of Guests**
2.1 The maximum number of guests authorized to stay at the property is set at 2 guests. This number includes adults, children, and infants.
2.2 Adding any additional guests beyond this number is prohibited without the host’s prior consent.

Article 3: **Request for an Exception**
3.1 In exceptional circumstances, a request to increase the number of guests may be submitted in writing to the host at least 7 days before the arrival date.
3.2 The host reserves the right to accept or deny the request based on accommodation capacity, local regulations, and availability.

Article 4: **Respect for the Premises**
4.1 Guests agree to maintain the cleanliness, order, and good condition of the premises throughout their stay.
4.2 Disruptive activities, excessive noise, and any form of damage are strictly prohibited.

Article 5: **Penalties for Noncompliance**
5.1 Failure to comply with the limits on the number of guests or to maintain the premises in good condition will result in penalties, which may include, but are not limited to, financial penalties, immediate eviction from the premises without a refund, and/or legal action.

Article 6: **Amendments to the Rules**
6.1 The host reserves the right to amend these rules at any time. Amendments take effect immediately upon notification to the guests.

Article 7: **Acceptance of the Rules**
7.1 By making a reservation and staying at the property, guests fully and unconditionally accept these rules.


Article 8: Security Deposit

8.1 Security Deposit Requirement: A security deposit is required from all guests prior to check-in. This deposit is intended to cover any damage, loss, or violation of these rules during the stay.

8.2 Amount: The security deposit is set at €500 and must be paid to the host no later than 48 hours before the arrival date.

8.3 Refund Conditions: The security deposit will be refunded in full within a maximum of 7 days following departure, provided that no damage has been found on the premises and that all the terms of these rules have been complied with.

8.4 Deductions: In the event of damage, loss, or violations, all or part of the security deposit may be withheld. The host will provide a detailed inventory report and documentation of the costs incurred to repair the damage, replace lost items, or cover additional expenses resulting from non-compliance with these rules.

8.5 Disputes: In the event of a disagreement regarding deductions made from the security deposit, the parties agree to seek an amicable resolution before initiating any legal proceedings.


These rules are established to ensure the well-being of all parties and the proper care of the premises. All guests are asked to act responsibly and considerately during their stay.


**Article 9: Commitment to Environmental Responsibility and Energy Management**

9.1 **Principles of Environmental Responsibility**: Travelers agree to adopt an eco-responsible attitude during their stay, particularly with regard to the use of heating, air conditioning, and other energy-intensive equipment.

9.2 **Rational Use of Energy**: Heating and air conditioning systems must be used in a rational and eco-responsible manner. Travelers agree to:
- Not exceed the recommended temperatures of 20°C in winter and 25°C in summer.
- Turn off the heating/air conditioning when they are not in the room or when the windows are open.
- Use energy-consuming equipment only when necessary and in an efficient manner.

9.3 **Reducing the Energy Footprint**: Travelers are encouraged to reduce their energy footprint by turning off lights, electronic devices, and any other equipment when they are not in use.

9.4 **Penalties and Fines**: Failure to comply with eco-responsible principles and energy management guidelines may result in financial penalties and/or other sanctions, depending on the extent of the excess consumption and environmental damage observed.

9.5 **Awareness and Training**: The host agrees to provide guests with all necessary information for the eco-responsible use of facilities and to encourage them to adopt environmentally friendly behaviors during their stay.

This article aims to promote environmental awareness among travelers and minimize the environmental impact associated with their stay, thereby contributing to the preservation of natural resources and the fight against climate change.
