MAIN LEVEL Panoramic views of Baldy Mountain with floor to ceiling windows. Bonus room off the living room with puzzles and board games. Built-in gas grill on the deck.
UPSTAIRS- Master retreat with a separate loft home office. Master bedroom has impressive mountain views, King size bed, 5-piece luxury bath and walk-in closet.
LOWER/GROUND LEVEL- Second living room with outdoor deck and hot tub, large screen TV, sleeper sofa, and lounge chairs. Kids have their own space to hang out and spread out. Two additional bedrooms with King size beds, two full bathrooms, laundry room and a bonus bunk room are also located on this floor. Bunk room has beds for up to four with a twin over full bunk bed, and a separate twin bed. Mudroom/nook provides storage for coats, etc. and is located immediately off the garage. This home has a two-car heated garage with ski storage. Maximum vehicle parking is three cars total (2 in garage, 1 in driveway). This driveway is shared with the attached neighbor and there is no additional parking possible. Street parking is prohibited.
LOCATION – Located in the coveted Upper Warrior’s Mark neighborhood, on the south end of Breckenridge near Peaks 9 & 10. Just 1.5 miles to Main Street. Access to ski slopes and hiking/mtn bike trails is walkable, with no need to drive and park. Conditions permitting, advanced skiers can ski out via access trail that connects to the Lower Lehman (Green) ski run and the Quicksilver and Beaver Run chairlifts. Trail access is a short 5-minute walk. Ski in (return) requires skiing groomed black runs from Falcon Chair on Peak 10 and traversing back via out-of-bounds ski trail through trees. Winter shuttle drops guests at Marriot Mountain Valley Lodge near ski slopes and town.
WHAT YOU ARE GETTING This home was built in 1998 with quality finishes. We are only the third owner in 23 years. It is a very well cared for home. It is ideal for families and adults wanting a comfortable, quality vacation. It is relatively private and soundproof. We want to share our love for our home with you. We are good neighbors, and we ask our guests to be good neighbors also. Unfortunately, pets and smoking are not allowed at this home. Guests must be 30 years old or accompanied by parent or legal guardian.

We are strict about this policy and will fully enforce all remedies. A $500 fine will be imposed for smoking on the premises.

RENTAL POLICIES: Maximum Accommodations: 10 guests. Sleeping arrangements accommodate up to 4 couples utilizing 3 king beds and one queen sleeper sofa. Bunk room with one full bed and 2 twins for children. Minimum Age Limit: 30 Everyone in your group must be over 30 or accompanied by a parent or legal guardian Maximum Vehicle Limit: 3 Pets Allowed: No Smoking: We do not rent to smokers. ABSOLUTELY NO SMOKING, INCLUDING MARIJUANA ANYWHERE ON THE PREMISES. ANY TYPE OF SMOKING ON THE PREMISES WILL RESULT IN A $500 Fine. WE HAVE SENSITIVE NOSES AND ALLERGIES. Events: No weddings, parties or events of any kind are permitted at this property. This neighborhood has strict noise restrictions and quiet hours begin at 10pm.

For our guests’ convenience, upon arrival guests will find a complimentary starter set of household items such as bath tissue, paper towels, napkins, laundry and dish detergent, shampoo, conditioner and body wash. We do not restock these items and if needed, additional supplies will need to be purchased locally by the guest. In addition, the kitchens are stocked with cookware, bakeware, dishes, glasses, utensils, and standard small appliances.

This mountain home is beautiful, clean and well maintained. The bedrooms and closets are roomy with comfortable beds. The family room is open and inviting. The kitchen is well stocked with plenty of dishes, glasses and utensils, however the cook wear could use updating. The walk to the shuttle is longer than anticipated especially with gear and kids. There was record low snow but we still had a great time. I would definitely recommend this home for large groups or multiple families!!
Our family of ten covering three generations, had a wonderful four days at this site. It was perfect for our family situation and close enough to the activities in Breckenridge. It was a great family experience. Thank you.
This home was perfect for our family getaway! Everyone had enough space to spread out but it also had some amazing gathering places. It was very clean, plenty of amenities and great scenery. We will definitely return in the future!
Great location, fantastic unit. It was clean, roomy and well appointed. Everyone was comfortable, and it was a great space to hang out in a warm and cozy environment with fantastic views from every window. The hot tub was a favorite after a long day of travel and long ski days. We would definitely stay here again.

I appreciated the communication we received prior to our arrival and also during our stay. The home met our expectations and requirements (king size beds). However, for premium dollars, we expected the amenities to be premium as well. The shower heads were standard to substandard. The trays in the dishwasher were awkward and almost hazardous. But, by far, the main problem was the fact that we had no hot water or heat for almost 24 hours. The inconvenience of not being able to shower after skiing was not desirable. The stress of the loss of heat and the possibility of having to move was extremely stressful for my husband and me, and a concern for the rest of the family. I paid more for this rental than I would ever have considered before but this was a special holiday celebration. My husband, at 81, had knee surgery earlier in 2025. He was determined to ski in his 80”s and he was especially anticipating skiing with his daughter and grandson one more time. Therefore, I wanted all of us to have a wonderful holiday together in the mountains. My husband and I are both in our 80’s. We feel that one day of our trip should be heavily discounted because we had no heat. Management did handle the situation well but, knowing they had a problem, we would have expected them to have had it serviced and repaired prior to our arrival.
We spent a few days over the Thanksgiving holiday at this property and our group of 6 adults, 3 teens and 1 child fit in comfortably and had all the space and amenities that we needed. The views out of the main living room area are incredible. The lower level was perfect for the teens to have their own separate space to hang out and play video games on the large screen tv. Easy access to stores and restaurants as Main Street is just a short drive away. The owner, Judith was great at providing all the information that I needed ahead of our stay. Overall I would highly recommend this property and would choose it again for a future stay in Breck!
There were 6 adults and one child with plenty of room to spare. The hot tub was a huge hit! The property was perfect. The location was perfect. The views are outstanding. To wake up each day to see that was absolutely wonderful. No issues with the place at all. Spotless, clean, really well decorated. I broke the coffee pot and they immediately brought a new one. It was so nice. We will absolutely come back!

We really enjoyed our stay at this beautiful home. There were so many terrific indoor and outdoor spaces -- we loved having decks on all of the levels! We saw red foxes, birds and other wildlife from the decks. The views from the living room and all of the outdoor spaces are incredible! We felt like we were on vacation the minute we stepped in the door. The hosts have thought of everything -- large towels for the hot tub, a basket of blankets to use in the sitting areas, all the items you might need in the kitchen. The hosts also responded quickly to any questions we had along the way. We would definitely choose this property again for a stay in Breckenridge!
This house was perfect for our visit! The view out of the main window as well as the porches are breathtaking. The house is well appointed and had everything we needed to be comfortable. The Hot Tub with seperate towels was a nice touch, and the gameroom was well supplied will board games, cards and puzzles. The location (2 minutes from downtown) was great also. We highly recommend AVA Browns Canyon for Rafting. There are tons of hiking trails nearby but were really taken by the Lower Catarac Lake Trail north of Silverthorne. Good fishing at the many nearby accesses to the Blue River, and the Arkasas River south of Leadville. Glenwood Cavern Adventure Park was fun also!
From the moment we arrived at this amazing place we were just overwhelmed. The pictures don't do this place justice as it is more beautiful than they show. The views were to die for. The kitchen was Hugh and had everything you needed. The lounge room with the large windows viewing over the mountain was amazing. The beds were so comfortable, and the bathroom towels were all first class. There were 8 in our group and we were all so lucky as it was our first Christmas in the snow and Breckenridge did not let us down. It snowed off and on for the 4 days while we were there. There was a beautiful hot tub that we used, and no better time to be in while it was snowing. We have done a lot of travelling in our lives and Breakenridge is up there with the most beautiful place ever. We would hands down come back and stay at this amazing house and visit Breckenridge again. Judith thank you so much you made it also easy from the start to the finish of our stay. This property is a difficult review. We had a nice time for the following reasons:
It’s big, housed 7 no problem, it was clean with comfortable beds.
It was safe with great views out of the living room and the bedrooms.
Ski out was easy, shuttle was convenient and readily available.
Issues were addressed, responded to quickly.
There are some issues in our opinion:
It was premium price for a dated house.
The hot tub was filthy and needed to be drained and filled. Taking this amenity out for about 24 hours.
Climate control was nonexistent it was hot during the day and cold at night.
The gas grill, which is another amenity that is listed and important to our group was non functional which was known prior to our arrival but not communicated. When questioned the response was simply “sorry, the gas line froze.” No other accommodation provided.
Stains on the carpet and wear on the walls including cracks and burnt out light bulbs.
Our party agreed it could have been a great property but we left disappointed and felt a partial refund was in order for the non functioning important amenities.
Having owned, operated and rented properties in the mountains of CO I would recommend passing on this one unless space, views and access to a shuttle were the most important aspects of your vacation.
After 30+ years of ski trips, this house is the nicest ski house we have ever stayed in. It is beautiful, spacious, and very well appointed throughout the house. The kitchen is big and modern and works well as the hub of the home. The family room is super comfortable with a nice gas log fireplace, and amazing views of the mountains.
There are several cozy spots for lounging or playing games, and there is even an executive style desk if you can’t break away from work. The bedrooms are spacious, with three containing king sized beds, and two have en suite bathrooms. We loved the classy, artsy feel of the place, while also feeling quite homey and comfortable.
Location -
The location is GREAT! The neighborhood is quiet and scenic. The house sits on a slope with good views of the mountain. Like most houses in Breck, the road up to the house is a little steep in places so be ready to navigate that when the snow is falling.
Access to skiing -
It is possible to “ski out” by putting on your skis at the top of the cul de sac and then skiing a short distance down the road and taking a slightly steep trail down to the base of Peak 9. You can get to both Quicksilver lift and Beaver Run lift this way.
And you can “ski in” if you are able to ski the black Cimarron run on Peak 10, which leads to a trail through the trees that ends with a short walk (about 100 yards) from the house.
There is also a very nice shuttle that runs continuously from 8am to 9pm. The shuttle stop is just steps from the house, and it stops there every 12 minutes. You can take the shuttle to the base of Quicksilver lift at Peak 9, and it also connects to the Brown route on Breckenridge city bus services. This makes getting to and from the mountain easy, as well as the whole Breckenridge shopping district.
We found the shuttle service to be fantastic. That drivers are soooo friendly and the shuttles seemed to be brand new.
Shopping -
Breckenridge is the perfect charming ski town, with a very cute and extensive shopping area. There is a huge selection of shops ranging from clothing to outdoor gear to art to jewelry. There are also a lot of great restaurants and cool clubs/bars.
All in all, we had a great stay here. The house is perfect and Breckenridge is a great destination for a ski vacation. We highly recommend this place, and we will definitely return.
This 4 bedroom townhouse was spectacular. 3 king beds was a real bonus. Very spread out with lots of room. The host thought of all amenities plus some extras. Stunning home in a perfect location in Breckenridge. Had a wonderful stay at this gem of a luxury home. Host was very easy to deal with and answered all questions. Would definitely stay here again.
High end property, room for 12, w/ Great Views and a 5 min shuttle to town
What a great property... it was even better than expected. I wish I could post a video of this property as the pictures don't do it justice. We had two families of 5, plus another couple for a quick mountain getaway. Not only did we comfortably fit in the beds, but we had plenty of room to spread out and never felt 'on top of one another' as we have at other properties. Most important to me, the beds were all super comfortable. (I'm so tired of staying in beautiful properties with cheap mattresses and cheap linens.) My wife commented how well kept the property was which made her feel 'at home.'
The oversize bedrooms are on the top and bottom floors, which leaves the main floor for hanging out, cooking, dining, playing games, etc. There's even a secondary living room on the bottom floor for when we wanted to watch something different than the kids.
Our wives loved the space in the kitchen with the breakfast nook for the kiddos. We never ran out of dishes and we never felt claustrophobic as you do in many mountain kitchens. We were able to have several people prepping food while kids ran through and still felt comfortable.
Us guys tried the ski-in/out and were surprised it was still snow covered this late in the season. Its a couple minute walk to a ski trail through the forest that takes you right onto lower lehman ski run which ends at the Quicksilver lift. The rest of the fam took the shuttle at the end of the street which dropped us off a few steps from the Quicksilver lift. We especially appreciated the heated garage as a place to keep all our ski gear without having to trek it in and out of the house.
We hope to make this an annual event and plan to stay at the property again.
The house was beautiful, comfortable and great for our group of 10 people. The check in and check out process were great.
The communication was excellent. We had access to all the needed kitchenware. The shuttle service was a short walk away, which was perfect. The heated garage was wonderful to drop all ski stuff at the end of the long day. We would definitely stay here again! Thanks!
