Linen All linen (sheets and bath towels) is supplied for your stay and included in the tariff. For the comfort of our guests, we do not triple sheet. All beds have a fitted sheet, a flat sheet and a quilt with a full cover. BYO linen for complimentary travel cot.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.
Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.
Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.
No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.
EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.
Long Stay Discounts: Some of our properties are well suited to longer stays. For bookings of 30 nights or more, we may be able to offer a reduced rate compared to what’s advertised. Please feel free to get in touch with our team with your preferred dates, and we’ll be happy to look at the best available rate for you.

For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. Peace of Mind: For your added security we will never request payments be made to an overseas bank account and your money is held by us and not disbursed until after your departure.

We had a really nice family holiday The place was very clean and there is so much room Its a good place for families to stay at lots of different rooms for everyone Good amount of kitchen space and the beds were nice and comfortable Plenty of wood for the fireplaces
Windermere was a lovely and homely property. Everything was there that you needed.Shared the property with friends that we have had in our lives for over 45 years. So lovely to enjoy the beautiful gardens and so central to everything. A quick uber to Moss Vale Hotel for dinner and dancing on Saturday night !
We enjoyed our stay at Windermere.
It was comfortable, clean and spacious with a well equipped kitchen. Highly recommend

A stunning property with beautiful gardens and everything we could have needed … very spacious and comfortable. A wonderful experience we will always remember!
This is a beautiful property situated just outside Bowral main shopping area that is only a 6 min drive, so peaceful and relaxing to enjoy the Southern Highland surrounds!

Fabulous house, spacious, great garden surrounds and very relaxing for our grown up family with young children. The two young families were able to comfortably fit into the two ensuite bedrooms at either end of the house and the two other bedrooms in the middle were fine with separate bathroom for grandparents and single adult.
Plenty to do in the Moss Vale to Bowral district so great stay for a few days or longer.
Only issue was the hassle getting in waiting to get in with access code arriving late and over the top attempts at identity check by online system.
We highly recommend this beautiful property! Stunning house, immaculate grounds & so much space. The location was perfect. Quite area but close enough all Bowral, Berrima & Moss Vale to get around easily. We plan to be back.
We regularly try to get away with this circle of friends, four couples in all We enjoy properties that allow us to explore an area but also enjoy each others company within a lovely environment. Windemere hit the mark - four great bedrooms, three bathrooms, two kitchen and three living areas! A beautifully appointed kitchen allowed us to cook together. The outside deck was spacious and the firepit was a treat for that late afternoon glass of red! We are planning to book this great venue again in the Spring
Beautiful property for our family stay however a few little issues:No bin liners for rubbish, had to go to shops to purchase themOne bedroom had no ducted heating. There was a heater supplied but the cord was broken so could not warm that room up. Gardens needed a good tidy up, a little overgrown Could not use outdoor pit as the chairs etc were really messy and dirty
All the family were impressed with the house, size and location. Especially our 85yr old mum.
A little disappointed to find a cooking tray with food left in it and a few tea cups dirty in the cupboard. Yuk!
Very pleased the BBQ was spotless.
Instructions on the heating system need to be clearer. Main bathroom underfloor heating was a problem.
It was a great house, fantastic decor and plenty of break out spaces. Loved the fireplaces and location.
