Coolaroo Beach House: Coastal & Country Retreat

Nestled in an ideal and picturesque location just minutes from the renowned Seven Mile Beach, and only a few minutes’ drive from historic Berry town, this expansive 4-acre estate combines the absolute best of coastal and rural living. Ideal for multiple families or a large group of friends, the property comfortably accommodates up to 12 adults and 5 children, offering ample space to unwind and enjoy the beauty of the South Coast.

The property features a northerly aspect, allowing you to soak in stunning sunlit views from the expansive verandahs all year round, fanned by refreshing sea breezes.



Western Wing

The Western wing includes 4 spacious bedrooms and 2 bathrooms, each with generous closet space. Fresh linen, towels, and a fully equipped laundry ensure a convenient and relaxing stay.

The modern kitchen, complete with a gas stove, oven, microwave, fridge, and coffee machine, opens to a dining room, a reading/games room, and a grand living space with comfortable seating, a 65-inch Ultra HD Smart TV, Wi-Fi ( Ultrafast Starlink) , Netflix, and reverse-cycle air conditioning. Relax by the gas fireplace or gather with loved ones over a home-cooked meal. To enhance your stay, the owners provide a complimentary bottle of wine with every booking.



Eastern Wing

The Eastern section features 3 bedrooms and 3 bathrooms, including 2 sets of bunk beds perfect for children. This wing also boasts an additional TV room, a full kitchen, a dining area with a 7-seat table, and an outdoor covered seating/dining area, providing extra space and independence for families. Amenities include a 58-inch Ultra HD Smart TV, WiFi, and Netflix.



Outdoor Features

The property’s highlights also include the outdoor covered hot tub, situated on the wrap-around verandah and available year-round. The grounds offer numerous outdoor seating/ dining areas, a fire pit, a rotunda, manicured lawns, mountain views, a table tennis table, and a basketball court —perfect for slowing down and enjoying your retreat.

Comfortable and Quiet

Coolaroo Beach House Berry was the perfect place for our family to get together for a special birthday celebration. The property comfortably housed 12 adults and 4 children. The beautiful grounds provided plenty of opportunities for photos and room for the children to play. It’s a short drive into Berry township and very close to the beach but also very quiet & secluded.

Great family getaway

We had 15 guests and there was a bed for everyone. Heaps of room both inside and out to relax. Beautiful grounds and awesome house. Loved it.

Quiet location

We had a great time. It was a great size property for many families in a lovely location. My only negative is the back entertaining area is a concrete jungle and the games room was full of spiders and therefore we didn't utilise this space. There was lots of space to spread out and it was handy having two kitchens.

Fabulous for a large family getaway

The property was perfect for a large family of mixed ages - clean, spacious, and plenty to do. The gardens were beautiful, such a relaxing environment and the house was amazing. Very clean and well presented, space to be together and to retreat alone. Highly recommend!

Such a beautiful place! Location is amazing! Very central to everything. Only thing is the property could probably do with some maintenance inside & out and wasn’t super clean , other than that we would definitely recommend and stay again :)

Perfect for large groups

Beautiful grounds which allowed the kids to have freedom to play and explore outside. Home was a great size for 4 families. Hot water wasn’t consistent which made it challenging for shower time. Overall a great stay and would definitely book again.

Nice, cosy place to stay for the whole family

We had a great experience during our stay at Berry. The house was large enough to fit my large family of 6 plus my sisters family of 6 and our parents quite comfortably. Its situated close to the Berry township and Seven Mile Beach. As well easy access to other parts of the South Coast. The residence was tidy and well maintained. There was lots for the kids to keep themselves occupied such as the vast outdoor area, basketball court, ping pong table and games. The house had multiple living areas so we never felt like we were on top of each other. The multiple dining areas ensured that we had lots of options with different views. Overall we had a pleasant stay. We had some issues with the wifi and hot water but most likely due to the number of people accessing these at one time. For the most part the hosiery was well maintained. Some of the rooms were a little musty even after leaving the windows opens and fans running.

Hot water warm - not hot. Hot tub not hot. 1 fridge only available for number occupying home. stove needs maintenance. kitchen and serving area small. unsuitable bbq utensils and cleaning utensils. fabulous bedrooms and comfortable bedding. beautiful gardens and outdoor settings.

Unfortunately the spa an fire did not work, main reasons for choosing house, response from property manger was couldn’t be fixed on a weekend. Said they would call Monday re compensation. I phoned, haven’t heard from them in over 4 weeks

great house for large groups

Perfect house for extended family group. We were disappointed to find out the morning of our stay that the spa was broken however we still had a great time. Very well appointed kitchen with everything we needed. Basketball, fire pit, ping pong were all well used by our group.

wonderful 3 days

Fantastic property for our group of 8 women. So much space,comfy beds,lots of kitchen equipment,cutlery,glassware etc.Spectacular gardens and very peaceful. Best property yet for our group who go away twice a yr and have been for the past 21 yrs!!!Weall loved this property and will be back!

Coolaroo Getaway

Loved our stay at Coolaroo. Great location, short drive to Berry and Gerringong. Unfortunately the weather wasn't in our favour with torrential rain all weekend, so we didn't get to enjoy the gorgeous grounds, however the house was well set out with ample room for everyone to move around comfortably for our extended family of 17. It was a beautiful place to simply relax and unwind. Would definitely recommend. Big thumbs up!

Family Berry Beach House

Gorgeous house and grounds

House was great. A really beautiful property, we had a wonderful time. However, I found the messaging around the house about noise/parties/damage a bit aggressive. One of my friends read that you expected us to wipe down all surfaces. I think this is unreasonable. I am an owner of a holiday house myself that sleeps 12 people so I know you probably attract those groups, but this came across as unwelcoming and assuming.

Huge property, great for a group.

We stayed here for a Christmas in July weekend with a group of friends. We were all very happy with the location, the number of bedrooms and bathrooms and it was very well appointed, all set in beautiful grounds in a gorgeous part of the south coast. Would highly recommend.
