The Space:
This cozy yet luxe property features three bedrooms and two bathrooms, thoughtfully designed for comfort and convenience. The open-concept living area provides ample seating making it ideal for gatherings & memory making. A sunroom offers peaceful views of the shimmering lake, perfect for morning coffee or sunset watching. Step outside onto the expansive deck to fully appreciate the scenery. Bedroom 1 includes a queen bed and twin bunk beds, a work/game table, and a TV. Bedroom 2 offers a king bed, with an en-suite bathroom leading to the master bedroom, also with a king bed and a shared bathroom. The fully-equipped kitchen boasts tranquil views. Enjoy family game nights with our selection of board games, relax by the outdoor fire pit (check for burn bans), and explore the lake with available kayak and canoe rentals. A private dock is available for relaxation and fishing (permits and guest passes required).

Guest Access:
Guests will have access to the whole house except for locked owners cabinets and cleaning closets. The guests DO NOT HAVE ACCESS to the top of the swimming platform for safety and security reasons. Please adhere to all safety signs and keep out signs.

The Neighborhood:
Our home sits on Lake Rayburn and is 1 minute from the Lake Rayburn boat ramp, We are close to the Back 40 Trail head, Pinion Creek Falls, Blowing Springs Park, JJ's Grill, Bella Vista Country Club, Bentonville Bike Camp, 14 min to Crystal Bridges , 10 mintues to bentonville, and so much more. Come see all that Bella Vista and Northwest Arkansas has to offer!

Getting Around:
Our home is .3 miles (just down the hill) to the back 40 and a great connector trail called "It'll bluff out"- this trail will take you in to blowing springs. 1.7 miles from Bluebird Trail Head, 1.6 miles from Tunnel Vision, 4.3 miles to the Back 40 Main Trail Head, The razorback greenway, 1.6 miles to Pinion Creek Falls, and 2.5 miles to Blowing Springs Park. We are also just a short 7.5 miles to downtown Bentonville and 7.8 miles to Crystal Bridges Museum.

Other Things to Note:
Kayak and canoe rental fees are $35/kayak or canoe/per stay. Please let us know a head of time if you plan to use them during your stay. Waiver must be signed and returned before use.
**We do provide concierge services, so look out for our concierge email after booking. The sky is the limit and we would love to help you plan special memories for additional cost. Please inquire for a list of our regular concierge menu.

Firewood is usually available but not guaranteed. We greatly appreciate a small $10 donation to help cover some of the costs. Please inquire before hand.
The owner of this house does not allow use of the indoor fireplace for safety reasons.

PETS are not allowed at this property.

There is an additional charge to rent kayaks or the canoe and a waiver must be signed in advance. Please let us know if you plan to use these during your stay with us.

**The guests DO NOT HAVE ACCESS to the top of the swimming platform for safety and security reasons. Please adhere to all safety signs and keep out signs. Swimming platform is off limits for all guests at all times and guests will be asked to leave if this rule isn't followed. Its for your safety!
We do have life jackets on site and strongly encourage usage. Usage with canoe and kayak rentals is required. missing life jackets or equipment will result in additional replacement charges.
