Step into this nicely designed 3 bedroom, 2.5 bath home. Set in the heart of Uptown Atlantic City, this home is cozy, comfortable and will provide all the amenities for a perfect stay! Nestled away in a wonderful location, 3-4 blocks and less than 5 minutes from the famous Atlantic City Beach, Boardwalk, Island Waterpark, Showboat, Lucky Snake Arcade, Hard Rock Casino, Showboat, Ocean Resort and Casino and more!
MAIN LEVEL:
Upon entering you will be greeted with an open concept living space on the main level. The living room has comfortable couches, a coffee table and a large smart TV (there is no cable, just streaming apps). There is a dining table and a large open layout kitchen to prepare and enjoy meals.
There is a half bathroom on the main floor right off the kitchen. As well as a game/entertainment room at the back of the house. There are sliding glass doors in this room that go out to a small deck. There are 2 chairs on the deck so you can relax in the outdoor space.
SLEEPING ARRANGEMENTS:
-This home has 3 Bedrooms and 2 Full Bathrooms upstairs on the second level.
(The beds sizes in total include: 1 King Bed, 3 Queen Bed, 1 Twin Bed)
MASTER BEDROOM: King Size Bed with luxurious linens, a large smart TV with streaming apps (No cable, just streaming apps), 2 chairs and a full master bathroom ensuite.
SECOND BEDROOM: 1 Twin Bed, 1 Queen Bed and a smart TV with streaming apps.
THIRD BEDROOM: 2 Queen Beds and a smart TV with streaming apps.
EXTERIOR:
-There is a small front porch and small back deck
-There is a charcoal grill in the back for guests use.
-Please note that we do not supply charcoal or amenities for the grill. Guests must bring their own.
-There is a driveway for 2 cars at the back of the home

ACCESS & ENTRY:
-Guests have access the to the entire home and driveway during their stay.
-Please keep in mind that this is an attached style home.
-There are steps to enter the home in the front and side, and a flight of stairs to the 2nd floor.
-Please be respectful to the neighbors and the surrounding homes and businesses.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!
KEYLESS ENTRY:
-Your host will provide you with the door code approximately one hour prior to check in the day of your trip.
PARKING:
-There is a driveway at this property for 2 vehicles at the back of the home.
-There is also free street parking in front of the home where available.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for parking tickets due to negligence.
MAIL:
-Do not send packages to the property via mail as we do not have access to the locked street mailboxes for the property.

HONESTY and EXPECTATIONS:
At "Sunkissed Casa", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.
CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.
HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

Booking and Guests
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests allowed. Unapproved guests will incur a $200 fee per person.
Respect for Neighbors and Noise
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
Check-Out and Cleanliness
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
Smoking, Fire Safety and Property Care
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
Security and Responsibility
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.

Violations and Penalties
Violations may result in:
