-Spacious with sectional couch, a large SmartTV (there is no cable for the TVs only streaming apps), and shuffleboard!
-This space is perfect for guests to relax and enjoy a comfortable setting.

DINING AREA:
-Large table to seat 6 for meals.

BATHROOM:
-There are two newly renovated full bathrooms with luxury features including a bidet and heated toilet seat.

KITCHEN:
-Updated with new appliances.
-Stocked with basic cookware, dish ware, glassware, utensils, and much more!

DECK:
-Through the dining area, open the sliding doors, and you will be greeted with a large deck that sits directly on the water.
-There is no access permitted to the lower portion of the deck
-The deck has a propane fire pit with seating for 5.
-We do not provide propane for the fire pit.

ACCESS & ENTRY:
-Guests have access to the entire 2nd unit apartment.
-Please note that there are steps to enter this home.
- This is a multi-unit property. There are other living dwellings above and below the unit that have separate entrances.
-Please be respectful to the neighbors and the surrounding homes and businesses.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-There is driveway parking for 1 vehicle.
-There is also a large driveway two doors down that our guests can use for 1 additional vehicle.
-You will be provided with parking passes for the extra driveway that will be located at the home for your arrival.

ADDITIONAL PARKING:
-There is free street parking in front of the house.
-Please be courteous to the neighbors when parking, do not block driveways or sidewalks.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for parking tickets due to negligence.

MAIL:
-Please do not ship items to the property.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
-Property located in a city environment; potential for noise from cars or foot traffic.

SECURITY:
-The home is protected by exterior ring camera security.

HONESTY and EXPECTATIONS:
At "Lower Chelsea Landing", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

AMENITIES:
-WiFi included; exterior ring camera security for added safety.
-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

OTHER DETAILS:
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

HOUSE RULES
BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
No hair dye.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
AMENITIES and SUPPLIES
Basic essentials are provided. Once they run out, guests must purchase additional supplies.
One bath towel per guest is provided. Request extras before check-in.

Violations may result in: Denied entry or immediate removal without refund
