Immersed in the quiet of the Val di Chiana, Case Novole is a carefully restored historic stone villa, which preserves the rustic charm of the Tuscan tradition. The property offers cozy and elegant lounges and has five rooms distributed between the main villa and an adjoining annex. Outside, the fenced park in a hilly and terraced position, with swimming pool and numerous equipped living areas, guarantees moments of pure relaxation surrounded by greenery. The panoramic position among olive groves and rolling hills completes the experience, combining nature and comfort just a few minutes from the cultural centers: Arezzo is only five minutes away, while Cortona, Siena, Montepulciano and Florence are easily accessible by car.

Interiors:
The property consists of the villa that is spread over two floors and an adjoining annex. VILLA (about 220 square meters - on two floors connected by internal and external stairs) - GROUND FLOOR - Large entrance with study area; living room with dining room and sitting room; kitchen with pantry room connected to the outdoor dining area; a double bedroom with en-suite bathroom with shower; laundry room. FIRST FLOOR — Living room with fireplace and direct access also from an external staircase; a double bedroom with en-suite bathroom with shower; two double bedrooms; a bathroom with shower. ANNEX (about 50 square meters) - Dining room with kitchenette for breakfast; double bedroom (divisible bed) with en-suite bathroom with shower; sitting room.
Park:
The fenced garden of about 2000 square meters is spread over terraced levels with lawn, paved areas and Mediterranean vegetation. An iron gate leads to the parking area with four parking spaces. At the exit of the house there is a pergola with a cozy dining/living area. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool, located at a lower level than the buildings and a few meters away, is reached through a walkway with stone stairs. Rectangular shape, dimensions 10 x 5 m; depth from 1.40 m to 1.60 m; access via Roman staircase. Internal mosaic coating, stone border; sanitized with chlorine system; internal and external lighting with manual ignition; cold water shower. The lawn solarium is equipped with sun loungers and a gazebo with a living area and a stone barbecue. Open from the last Saturday in April to the first Saturday in October.
