With panoramic views of Sierra Blanca Peak and the Capitan Mountains, this beautifully appointed four-bedroom retreat offers an extraordinary mountain setting with privacy, space, and refined comfort.

Spanning approximately 3,300 square feet, Hands Down Retreat accommodates up to eight guests and features soaring ceilings, expansive windows, rich architectural details, a gourmet kitchen with professional-grade appliances, and inviting outdoor living spaces. Enjoy spectacular mountain views, a private hot tub, and the peaceful surroundings of this distinctive Alto estate.

ARRIVAL & MAIN LEVEL
Enter through the property`s front gate and follow the gently sloped, paved driveway to the home. Three steps lead to the covered front porch and main entrance.

The spacious, open-concept living area welcomes guests with high ceilings, large windows, beautiful wood finishes, and a gas fireplace. Comfortable seating, a Smart TV, and an elegant built-in wet bar with a sink, cabinetry, and glassware create an inviting space for relaxing and entertaining.

The main level includes three bedrooms, a gourmet kitchen, dining area, laundry room, and access to the covered porches. The fourth bedroom, an upstairs family suite, is located above the garage and requires stairs.

Radiant heated floors provide warmth throughout the main level, complemented by individual mini-split heating and air conditioning systems in all bedrooms and the kitchen.

Two beautifully appointed guest bedrooms each feature a queen bed, Smart TV, and individual mini-split heating and air conditioning.

The bedrooms share a Jack-and-Jill bathroom with a dual-sink vanity and walk-in shower.

Located above the garage, the private family suite offers a comfortable space for additional guests and families traveling with children.

Hands Down Retreat`s expansive mountain setting is one of its most remarkable features. Situated on more than two acres, the property offers sweeping views of Sierra Blanca Peak and the White Mountain Wilderness to the west, with the Capitan Mountains rising to the east.

The covered front porch provides a beautiful vantage point for enjoying Sierra Blanca, while the covered rear porch overlooks the surrounding trees and mountain landscape.

LOCATION
Hands Down Retreat is situated on a quiet, spacious property on the high mesa of Alto, just north of the Village of Ruidoso. The location combines the privacy of a mountain estate with convenient access to the area`s outdoor recreation and attractions.

Ruidoso Winter Park and the Ski Apache turnoff are approximately one mile away, while Alto Lake is approximately two miles from the property. Midtown Ruidoso, Grindstone Lake, restaurants, shopping, hiking, and seasonal activities are within a short drive.

The surrounding neighborhood is peaceful and residential, with community quiet hours and noise requirements that help preserve its tranquil mountain setting.

MOUNTAIN TRAVEL AND WEATHER
Mountain weather and road conditions can change quickly, particularly during winter. Guests should monitor current conditions and travel with an appropriately equipped vehicle.

Travel insurance is strongly recommended, particularly for holiday reservations, longer stays, and winter travel. Coverage may provide protection for qualifying circumstances that fall outside the property`s cancellation policy.

- Maximum occupancy: 8 guests, including children.
- Primary renter must be 25+ and remain at the property throughout the stay.
- Maximum parking: 4 vehicles, including up to 2 vehicles in the garage. Garage access is available from inside the home only; garage door openers and exterior access codes are not provided.
- No pets, except service animals as required by applicable law.
- No smoking or vaping inside the home.
- No parties, events, or unauthorized gatherings.
- Quiet hours: 10:00 PM - 8:00 AM.
- No RVs, trailers, or campers.
- Outdoor campfires, fire pits, and fire tables are prohibited. Additional fire restrictions may apply.
- Children must be supervised around the hot tub, stairs, and outdoor areas.

GUEST VERIFICATION AND SCREENING
For the safety and security of our guests, homeowners, and properties, Prestige Vacays, LLC partners with SafelyStay, Inc., an independent third-party provider of guest verification, screening, and accidental damage protection services.

Guests booking through Vrbo will receive an email invitation from Safely to complete additional guest screening. Participation is voluntary and does not affect the reservation or the accidental damage protection included with the stay.

GUEST RENTAL AGREEMENT
A signed Guest Rental Agreement is required prior to check-in and contains the complete terms, conditions, House Rules, and property disclosures.

Compliance with House Rules, community regulations, and local ordinances is required throughout your stay. Significant or repeated violations may result in termination of the reservation without refund, in accordance with the Guest Rental Agreement and applicable booking platform policies.

- Maximum occupancy: 8 guests, including children.
- No parties, events, or unauthorized gatherings.
- Quiet hours: 10:00 PM - 8:00 AM. Sound carries easily in mountain communities, so please keep outdoor conversations, music, and other noise at a respectful level.

PARKING
- Maximum parking: 4 vehicles, including up to 2 vehicles in the garage.
- Garage access is available from inside the home only. Garage door openers and exterior access codes are not provided.
- No trailers, RVs, or campers permitted.
- Please park only in designated parking areas.

HOT TUB SAFETY
- Children must never be left unattended in or around the hot tub.
- No glass is permitted in or around the hot tub.
- Secure the hot tub cover after each use.
- Please observe quiet hours when using the hot tub in the evening.

PETS, SMOKING AND FIRE SAFETY
- No pets are permitted, except service animals as required by applicable law.
- No smoking or vaping inside the home, including marijuana.
- Outdoor smoking requires extreme caution and may be prohibited during fire restrictions. Never discard smoking materials on the property, driveway, or from the decks.
- Outdoor campfires, fire pits, and fire tables are prohibited at short-term rental properties.

CARE OF THE HOME
- Children must be supervised on decks, stairs, and outdoor areas.
- Please keep food and colored beverages out of the bedrooms to help protect bedding, carpets, and furnishings.
- Please do not move furniture for your safety and to prevent damage.
- Please use the hot tub, fireplace, grill, and other equipment responsibly.

TRASH DISPOSAL
- All food waste and household trash must be securely bagged and disposed of before departure.
- Public beige dumpsters are available along the roadway south of the home and at designated locations throughout Ruidoso.
- Never leave trash outdoors or on the decks due to wildlife activity.
