«Amazing! There is absolutely nothing bad to say about Carriage House B&B. You get a warm welcome, comfortable accommodations, and top notch food. Seriously, it is the best! BW welcomed us, showed us to our room, gave a tour of the grounds, ensured that no one had food allergies. He showed us where to find the complimentary water, wine, and coffee, and explained that there would be a fire pit with Smores later that evening. «We had a great time at this water front property on Lake Livingston. The house is very nice with lots of sleeping room. The boat dock and lift were great and made it convenient to get in and out of the water. Owners were always very quick to respond to any questions we had before our trip. Only disappointment was the cleanliness of the outdoor patios / outdoor seating areas and outdoor grill - lots of bugs, spiders, spider webs and dirt that made it unusable.»

«We really enjoyed our stay and the dinner was fantastic! Perfect location to get away from the stress of the busy city. The cleanliness of the cabin was lacking and I would prefer taking showers vs baths. There was a keurig in the cabin but there were no k-pods. There was a bucket on top of the microwave but it had trash in it. But just my opinion. All in all was a great stay and did I mention the food...wonderful!»

«I have allergies & asthma. I knew after 15 minutes on site that I couldn’t sleep there. There were candles burning in the foyer, multiple bowls of potpourri, and multiple cats coming and going from outdoors—upstairs and downstairs. I’m very allergic to cats. Had I known these things prior to booking, I never ever would have booked—much less for 2 nights. They did extinguish the candles, but my throat was already thickening. My daughter returned inside and retrieved our luggage. We didn’t ask for ...
