I am sorry you felt we were too spead out. I am not sure what you mean by that, unless you are referring to registration lobby and parking lot is in a different building. , 2 mins from your room. You hopefully read this disclaimer on the site before you booked your room. As to the lousy courtyard, this is the 1st time anyone has complained about that. Usually, most find it enjoyable to sit out in the morning, or evening while enjoying coffee, cocktails, or just a good book. Take care, and know, we appreciate your staying with us.

I am sorry you were disappointed in your stay. It sounds like The mattress needing to be pulled up towards the headboard a bit more. Had this been advised, we would have gladly addressed this. Most guests prefer it to be a bit off rhe headboard to give pillow mobility during their slumber. As far as the door attempting to be opened, I had a message on your room phone regarding the issue. One night over your weeks stay, we had a substitute security officer. As several of our other buildings have a main door to enter the house, she thought the same of the Prytania Oaks. She didn’t realize they were guests rooms in the front porch. I apologizes for the door checks that night, but I know it didn’t happen any other night. I apologize for the dirty ashtray. Housekeeping overlooked it. If it was bothersome, a quick call to the front desk would have corrected it. We can’t fix what we don’t know is broken. Now, to the condition of the building. We are doing preventative maintenance on all the windows, glazing the glass and recaulking the mullions, as we fix any window sills and sashes that need it. Then they are all getting repainted. We will be systematically repairing the entire building as occupancy allows. But they do not start until 9:30-10 am as they don’t arrive until then. Perhaps you were hearing the sidewalk and street repairs the City of New Orleans is undertaking in our area. Those crews start very early. We do not have control of those contractors as they are not under our charge. You had requested to be on the front porch so the noise of environment should have been expected. I do apologize for any discomfort you experienced.

Dear Mr Salyer, we thank you for your feedback. we have the capital improvement to repaint the property on the schedule, however, as with every industry, getting contractors to work is not an easy feat with staffing issues still plauging the New Orleans area. but rest assure, we are working on it.

Dear Donna, I am so sorry to read you were so unhappy with your choice of hotel stays and the delay in my response. You checked in late afternoon on a Friday and checked out mid morning Sunday. The only day you were scheduled to have your room cleaned was Saturday. I went to the housekeeping reports and it showed “ NS”, towels only. ( no service) So I spoke to the housekeeper that was serving you, and she advised a man came to the door, and accepted fresh Towels. As she saw he had been sleeping, she didn’t ask for the dirty ones. As to coffee replacement, there was no way for her to replenish it from her encounter. The exterior of property is cleaned weekly by our garden contractor. He normally services us on Wednesday. With all the wind and rain we had last week, it is possible more leaves fell. Trees have just now begun to Spring out. We do not ignore feedback and reviews, but with lack of staff ( as all hotels are dealing with) , I am sure we missed a corner or exterior cobweb on the Front Porch. Furthermore, the loss of revenue for 2 years, capital improvements that were scheduled summer of 2020 had to be postponed until we got back on our feet. The AC system is a 80,000 ton Chiller system. Efficiency is much greater than conventional HVAC units. The thermostat control in each room allows it to get as cold as humanly possible or as warm as the guest sets it to. The vents are on the 14 ft ceiling because that was the only way to add AC to a building that was built in 1840’s. So it does take a bit of AC fan speed to get it to hit you in the face. The room ceiling fan does help circulate the air as well to bring it down . Breakfast is served in our sister hotel courtyard. How unique! We are not the typical big box hotel with a dining room. How often do most ppl get the opportunity to sit outside in fresh air having their morning coffee and a bit of breakfast. We are a limited service hotel and market it as such. We are not an AirBNB. Perhaps you didn’t read all the marketing that the Booking site had to offer, or overlooked some key points. Again, I am sorry you were so unhappy.

Kevin, Thank you for staying with us. Check in instructions are in your confirmation letter. It is about 100 feet from lobby registration to the building you chose to book. Unfortunately, when it rains, you do have to walk across the street to our service area, but realize, you booked a building that once was a private home in a residential area, and not a big box hotel in the midst of the entertainment area. I can assure you, the mattress is as advertised, memory foam, the difference is, it is over coiled springs. It is overall 16” thick. These were custom made for us. As far as the tub draining poorly, i do apologize. I will address with maintenance. That happens from time to time in every hotel.

Dear Bill, I am sooo very sorry the shower didn’t work. I wish you advised us so we could have corrected this immediately. We can’t fix what we don’t know it’s broken. Again, i do apologize. I will have maintenance look into this situation.

Dear Courtney, I want to personally apologize for the issues you experienced. But 1st, I must address the check in process. On the confirmation letter you received from your reservation agent, it has registration details and location information. It possible to overlook this as they do give alot of information. To the upkeep of the property. We , as every hotel has experienced since the pandemic, enough housekeeping team members to thoroughly do deep cleaning of baseboards and such. We are doing our best to keep up with the demand for hotel rooms. It is possible when clean and sanitizing the shower, a strand fell out when the housekeeper was leaning over. I will remind the housekeeper to wear hair tied up and under a cap of sort to ensure this doesn’t happen. I wish you had brought this to our attention immediately so we could correct, or offer you another room. The prior guest did not say anything to us as to any problems. The floor buckle is possible due to the age of the floor. It is original floor from mid 1800’s. The drapes did get slightly damp with Hurricane Ida when the balcony doors blew open. Unfortunately, the company who comes to dry clean steam the drapes has not reopened since the storm. The aroma you talk about it just that, from the age of the building. Most older raised structures have this scent, and it does presents as musty, but that is to be expected when staying in a home that is near 200 years old. Again, I do apologize. Next time, wherever you stay, let the hotel know immediately if there are any problems. We are here to make your stay comfortable

Thank you for your feedback. I am so sorry for the dust on the ceiling vent. With 14 ft ceilings, sometimes it is missed. The floor quarter round trim and baseboards are a different matter. Dear Guest, I apologize for the musty odor. I will certainly look into this. As far as not being able to open the windows, no hotel has windows that open , for the safety and security reasons . If they do, then I would question their level of protection of their guests.

Hello, I am sorry that you did not get to experience our neighborhood to its fullest potential. Our area is one of the oldest and safest neighborhoods in the city. Yes, some of the buildings and homes in the area are in need in repair, however, we are in the historic district and getting approvals for repairs is close to impossible. We do have security on site that patrols all 3 of our properties from 6pm-6am 7 days a week. They walk and patrol the 1 block, not 2, between the properties and park their car in the middle to be seen. As far as help with luggage, we are a limited service hotel as we advertise on all sites. If you were in desperate need of help, you could have asked and we certainly would have helped. However, it is not a standard service that we offer. Other things we advertise all over the place is that we do not offer elevators at any of our properties and that check in is located 1/2 block away. We are historic buildings and have been grandfathered in to not be required to have them. None of what you posted about should have come as a surprise as it is all noted on Hotels.com as well as our personal website. Again, as advertised, our breakfast is an expanded continental. Continental breakfasts typically include 1-2 pastries, juice and coffee. We include 2 different cereals, yogurt, grits/oatmeal packets, fruit cups, apple sauce, waffles and english muffins. There are many good restaurants within walking distance to get a good New Orleans breakfast. We are also in the process of a full renovation-new carpets, new tile flooring in the bathrooms, new paint, new blinds and window treatments. I do hope that next time you book a hotel, through any booking site, you do your research and check all aspects of where you will be staying.
